A Cheshire site with a gross development value of £50m has been sold to Bovis Homes by Richborough Estates.
Work is expected to start as soon as autumn this year on the 29 acre site which has planning permission for 250 homes, up to 30% of which will be affordable, and will also deliver 7 acres of public open space and significant S106 contributions to the local transport infrastructure.
Paul Campbell, Director at Richborough Estates said: “Over the coming years, Cheshire East Council has identified the need for at least 27,000 new homes to meet demand. Our land sales in Cheshire East to date are in excess of 1,000 plots, which in itself is a great achievement and will positively contribute to both the new homes quota and the local economy.
“We worked in tandem with the landowner and the local authority on the proposals to ensure our scheme met with the needs of the community. To this end we have incorporated a swathe of new public open space which will form a green pedestrian corridor and cycleway around the development, with ponds and natural landscaping that will form a real amenity for both the development and the wider community in Haslington.”
Located on the outskirts of Crewe, Haslington is identified within the authority’s local development plan as an area for residential growth. The town has a good village atmosphere with a village green and a small civic centre on the Crewe Road with shops and amenities. The ‘Hazel Green’ development will provide direct access onto the Crewe Road and link new residents with the town’s schools and transport links.
Developed on a green field site which was formerly a private residence, garden and farmer’s fields, Bovis will now work closely with the community to ensure the architectural style, materials and layout will complement the existing area. As well as a variety of homes to target a mixed market, tree-lined streets, ‘pocket parks’ and enhanced wetlands and ponds will be delivered as part of the wider development.
Outline planning consent was granted in August 2014 following a Public Inquiry, with Bovis Homes completing on the sale in February 2016.
Alex Carlin, Land Director, from Bovis Homes said: “If work proceeds as planned we hope to have the first properties ready for sale by spring 2017.”
The sale is the second major land disposal for Richborough this year, following the sale of an 11 acre site in Rugby also to Bovis Homes. The strategic land promotion firm is forecasted to dispose of land with planning consents for over 1,000 residential units in 2016.
