Coming soon…new LPDF report underlines importance of land promotion
The Land Promoters & Developers Federation (LPDF) will soon publish a report compiled by Lichfields.
The report underlines the importance of land promotion to the output of six of the UK’s largest housebuilders.
The report looks at five years of results and concludes that up to two-thirds of these ‘big six’ housebuilders’ plots were the result of outline consents delivered by third party strategic land promoters.
Overall, 58% of plots delivered by the following companies came through the land promotion route: Barratts, Bellway, Crest Nicholson, Persimmon, Redrow and Taylor Wimpey.
Some of the companies obtained more of their plots from land promotion than others – ranging from Barratt’s 76% of plots to Bellway’s 41%.
Actual terminology used to refer to land delivered by third parties differs from company to company, eg ‘approved for purchase’, ‘added to detailed permission land bank’, ‘acquired’ ‘secured’ or ‘added to short term land bank’.
The report attempts to cut through this and find the real numbers behind this different terminology by examining five years’ worth of annual performance figures.
The methodology considers annual flow figures for land rather than total land banks.
Clearly, the importance of land promotion and the capability of the sector to provide housebuilders with ‘oven ready’ sites is a major driver behind the delivery of new homes up and down the country.
LPDF launches Associate Membership
The Land Promoters and Developers Federation (LPDF) has widened its appeal by launching a new membership offer to those organisations that provide a valuable contribution to the sector.
From now on solicitors, planning consultants, financial institutes and engineers are able to join the federation and take advantage of a number of unique benefits and ultimately contribute towards the ever growing influence land promoters have within the housing industry.
