We are delighted to have submitted an outline planning application for up to 63 new homes in Market Bosworth, Leicestershire.
Located north of Station Road in the beautiful Leicestershire countryside, the various types of homes will range from one-bedroom bungalows to four-bedroom detached family homes, and include 25 affordable properties.
Built around a new village green, all the homes will benefit from views of green space, the neighbouring 120-acre Kyngs Golf and Country Club and the wider countryside beyond. The development will be set back from Station Road, to retain views of the approach to Market Bosworth.
Our outline planning application also proposes over five acres of new public open space, including a children’s play area and trim trail. New trees and hedgerow will be planted and two new ponds are proposed to create a wetland habitat.
The mature woodland to the east of the site will be supplemented with new tree planting and open space, all publicly accessible by new paths off Station Road.
A sustainable location
The development is in a truly sustainable location with services, facilities and employment within easy reach. Shops, cafes, restaurants and healthcare in the historic centre of Market Bosworth are less than ten minutes’ walk away; St Peter’s CE Primary Academy is five minutes’ walk away and Station Road Industrial Estate is opposite the site.
It is also close to several recreational and visitor attractions including Market Bosworth Sports Club, Bosworth Marina and Bosworth Water Park.
The development will share an entrance with Kyngs Golf and Country Club, which benefits from planning permission for a number of luxury holiday chalets and a clubhouse located directly to the north of our site as part of an effort to revamp the golf club.
Encouraging residents to lead an active lifestyle, a network of safe cycle and pedestrian paths will be created throughout the development and secure cycle storage provided. Existing bus stops nearby on Station Road provide regular access to Leicester City and the centre of Market Bosworth.
Steve Louth, Regional Director at Richborough Estates, said: “Market Bosworth is a fantastic location for development and one of the most attractive villages in Leicestershire.
“The settlement is recognised by Hinckley and Bosworth Borough Council as a sustainable location for growth and we expect that to be recognised when the new Local Plan emerges in 2021.
“The scheme has been carefully put together to respect the objectives and opportunities set out in the Neighbourhood Plan, with particular reference to achieving a high-quality design and the protection of views within and across the site.
“As the golf club is to the north of the site is currently closed pending refurbishment, the redevelopment of our site would really serve to enhance the approach into the golf course and the village as a whole.
“Following extensive consultation with stakeholders and the local community, we have made changes to the plans including the type of housing propsed, relocation of the play area and the addition of a trim trail to cater for older children.”
Angela Smedley, of Fisher German, acting on behalf of Richborough Estates, added: “Market Bosworth benefits from an array of services and its close proximity and easy accessibility to Leicester and Market Harborough make it an ideal location for a range of much needed market and affordable homes.
“Working closely with Pegasus, and shaped through consultation with the local community and statutory consultees, we have developed a high-quality landscape-led scheme that is appropriate for its location.”
