Richborough has sold a 75-acre residential development site in Bedworth, Warwickshire to housebuilder Persimmon Homes.
Located on Hospital Lane, it is set to deliver up 455 one to five bedroom homes, a 55-unit senior living facility, 25 per cent affordable housing and a 3.5 acre district centre.
There will also be 22 acres of open spaces, including a children’s play area, outdoor and green gym, community orchard and allotment, and wildlife park.
A bus route will run through the heart of the development, along with new cycling and bus routes and two vehicular access points from Hospital Lane.
The site was allocated for housing in Nuneaton and Bedworth Borough Council’s local plan which is part of the local authority’s strategy to deliver at least 14,060 new homes between 2011 and 2031.
The sale has been secured on behalf of landowner Nicolas Chamberlaine Trust who were represented by Godfrey Payton Chartered Surveyors. Richborough designed the development masterplan in accordance with the Church of England’s Five Pillars, its standard and vision for good housing.
Anabel Christmas, regional director at Richborough, said: “We are thrilled to have secured Persimmon as a development partner, representing our first ever sale to them in our 20 years of business. Huge congratulations go to them as well as our landowner.
“This new development will be an attractive, high quality and sustainable place to live, bringing much needed new housing and community facilities to the area.
“Thanks also to our expert in-house team and supporting consultants who carried out extensive technical due diligence, designed the masterplan, secured planning permission in July 2023 and led on the marketing process.”
Emily Berville Charlesworth, Land and Planning Manager at Persimmon Homes said: “We are delighted to have completed the purchase of this land. Plans for the site will see the integration of the new housing and public open space with the existing landscape setting, providing a pleasant environment for people to live. We are now working on the detailed planning consent with a view to submitting to the Local Authority in the first half of 2024.
“We are grateful to Richborough who have played an active role in this process which has led to the successful completion of this purchase.”
