Richborough is delighted to confirm Prospect Homes as our development partner for our residential site in Hollins Green, Warrington.
The 10.5-acre site is located off Manchester Road and is set to include:
- 110 energy efficient homes
- 100% affordable housing including 30% as S106
- A mix of one to four-bedroom properties
- Attractive landscape setting
- Children’s play area.
It has taken the Richborough team less than 3.5 years to promote the site through the various stages of the local plan, secure its release from the green belt, obtain planning permission, and secure this successful sale since signing a planning promotion agreement with the landowner in December 2020.
Here’s our project timeline:
- Upon the project’s inception in December 2020, the site was designated as Green Belt, with the benefit of an emerging allocation
- An outline planning application was submitted at risk in June 2023 ahead of the site’s formal allocation
- The site was removed from the Green Belt following the adoption of the Warrington Local Plan in December 2023
- A resolution to grant Outline Planning Permission was obtained via the first planning committee following the Local Plan’s adoption a mere 14 days later
- The Section 106 Agreement was negotiated and concluded on 04 April 2024
- The sale to Prospect Homes was completed just 21 days later.

Prospect will also make contributions totalling over £800k to fund local sport, education and health provisions as well as sustainable transport improvements including a 3.5-mile cycle lane along Manchester Road.
Michael continued: “The homes at Hollins Green will be built under new regulations meaning they will be highly energy efficient, saving homeowners thousands on their energy bills. Homes will include air source heat pumps, solar panels, wastewater heat recovery systems and electric car charging points.”
