We have completed the sale of a 265-home site in Steyning, West Sussex, to Vistry Group, the UK’s leading provider of affordable mixed-tenure homes. Richborough secured outline planning permission for 265 private and affordable homes for the 35-acre development off Steyning Bypass in November 2024.

Vistry Group is set to deliver a mix of high-quality private and affordable homes on the development, offering a variety of different house types ranging from bungalows to semi-detached and detached properties. A range of community facilities will also be delivered, including 11 acres of public open space, children’s play areas, a community orchard and a network of footpaths and cycle paths.

Jonathan Bloor, managing director of Richborough’s Western Division, said: “Congratulations to all involved in securing this sale on behalf of our landowner.
“Delivering any of our projects from initial site sign-up, to planning permission and then disposal requires a huge team effort from Richborough colleagues and our wider consultant team members. This site demanded extra solutions on water neutrality, planning and design and the disposal, reflecting our skill and tenacity in securing the best outcomes for our landowners and wider stakeholders.
“Richborough’s vision for the site is a locally inspired, landscape-led scheme that promotes sustainable living and biodiversity net gain. We look forward to Vistry starting on site and delivering these much-needed new homes for Steyning.”

Alex Jordan, Managing Director at Vistry South East, added: “We are very pleased to have reached this milestone at Steyning, an important step for the delivery of a thriving, landscape-led new community in this picturesque part of West Sussex. As well as the delivery of much-needed high-quality new homes, of which 40% will be affordable, the development has been carefully designed to be sympathetic to its South Downs setting, and we are committed to using local suppliers wherever possible.”
