Richborough, in a joint venture with Orchestra Land, has secured a promotion agreement for a 25-hectare site in Campton, Central Bedfordshire. The site has the potential to deliver up to 300 new homes, including up to 90 affordable homes, as part of a sustainable, well-connected new neighbourhood.
Phase 1 of the site was originally secured and promoted by Orchestra Land, who successfully brought the opportunity forward. Following their early progress and local engagement, Orchestra Land and Richborough will promote the wider site and deliver a comprehensive and sustainable masterplan.
Located on the edge of Campton and surrounded by established green spaces, the site offers a significant opportunity to create a thoughtfully designed residential community that addresses local housing needs. Plans include around 11 hectares of new public open space, a children’s play area, and enhanced pedestrian and cycle connectivity to Campton village centre and Shefford.
The joint venture partners are committed to retaining and enhancing the site’s existing green infrastructure. Hedgerows, mature trees, and important habitats will be protected wherever possible to strengthen biodiversity, while maintaining the grass and wildflower meadows and wetland areas.
The regional team will be actively engaging with the local community and has already taken into account concerns around protecting key viewing corridors to the Church of All Saints. Richborough and Orchestra Land are working closely with technical and planning consultants to prepare a comprehensive and sustainable planning application.
