We thrilled to have sold a 110-plot site at Balsall Common, Solihull to renowned housebuilder, Charles Church.
The former greenfield site was granted outline planning consent earlier this year under the Government’s new ‘grey belt’ legislation. The scheme represents a significant opportunity to meet local housing demand in a highly sustainable location, while also delivering major community benefits.
The proposal comprises a new residential neighbourhood of around 110 dwellings. A mix of housing types and sizes will be delivered to cater for a wide range of households. Crucially, 50% of the homes will be affordable, with a variety of tenures designed to meet local needs.
New housing patterns and designs will respect the amenity of neighbouring homes, while ensuring the development complements the existing character of Balsall Common and its surrounding landscape.
The approved masterplan takes a landscape-led approach to deliver biodiversity gains. Around 5.1 acres of the site will be provided as public green space, accessible from Balsall Street East to the north, the recreation area to the east and Frog Lane to the south. New green corridors and informal open spaces will form part of a well-connected network, with an emphasis on walking and cycling links to promote healthy, sustainable living.
Many of the existing trees and hedgerows including the central belt and perimeter boundaries will be retained, while new planting and enhanced boundaries will help to preserve local character.
