Andrew Meikle joined Richborough as Regional Manager for our East division in Summer 2024, here he shares some insights into our Richborough culture and approach and what its like pursuing a career in strategic land promotion.
- What does a typical day involve for a Regional Manager?
No two days are the same, which is one of the best parts of the role. My main focus is identifying and securing new sites, whether that’s direct conversations with landowners, working with agents, or bidding on sites in the open market.
Before making an offer, I will undertake a thorough appraisal of a site’s consented land value, assess its planning prospects and identify key technical constraints which may impact the site, often drawing the specialist knowledge of our technical, planning and design teams when appropriate.
If we proceed, I’ll lead negotiations with landowners and their advisors, agree Heads of Terms and instruct lawyers on promotion agreements.
Finally, to get the site over the line I tend to lead on our Board sign off process ahead of legal exchange. With the help of other departments, this involves the preparation of a detailed written report providing an overview of the opportunity and demonstrating why the site would make a sound investment.
- What do you enjoy about your role?
The role is very varied, which is a big part of the job satisfaction, as no two weeks are the same. In addition to that, the land and planning industry is full of genuinely good people – you spend a lot of time at work, so it’s great to enjoy who you are working with.
And, of course, it’s always a buzz to get the call from an agent saying we’ve been chosen as preferred partner. That’s when all the effort pays off.
- What do you enjoy about working for Richborough?
There’s a real “work hard, play hard” culture here. The fast pace of the business means that your days are always filled up, but equally we always ensure that we find time to celebrate wins, which really reinforces that sense of being part of a successful team.
- What is your proudest achievement with Richborough?
Securing my first site in Old Stratford (West Northamptonshire) stands out. That in itself was a proud moment and provided a feeling of validation amongst my new work peers, but then we moved quickly, submitting an outline planning application within nine months of our offer being accepted. The application is now pending determination.
- What advice would you give to someone aspiring to enter land promotion?
Get out there and build relationships. It is impossible to know too many people and you never know what doors it may open.
- Is there a book, podcast, or resource you recommend?
I’m a self-confessed rugby nut and will listen to endless rugby podcasts, especially if Northampton Saints have won at the weekend!
