Land promotion case study: Market Weighton
When Richborough first met the landowners at Market Weighton, they had already spent several years exploring options with other providers, but without success. Although the two fields had been allocated for housing and employment in the Local Plan, real progress had proved elusive. That changed once Richborough came on board.
A joined-up vision
The site sits between York Road to the north-east and the A1079 Giant Bradley Way to the west, with Becklands Park Industrial Estate and a residential development completing the boundary.
From the outset, Richborough led extensive consultation to shape a scheme that worked commercially for the landowners and delivered meaningful benefits to the Market Weighton community. Using buildings, landscape and public realm, the ambition was to respond to the site’s constraints and opportunities while creating a place with lasting value.

Key principles shaped the vision:
- A mix of market and affordable homes to meet East Riding of Yorkshire’s housing need.
- Employment and retail uses to support economic growth.
- New cycle and pedestrian links across the west of the town.
- Retention and enhancement of existing hedgerows and trees within an accessible green infrastructure network.
- A tree-lined spine road with safeguarded connections to neighbouring allocated housing land.
- Integrated green and blue infrastructure, including public open space, landscaping, drainage and children’s play facilities.
Design development and deliverability
The design divided the land with residential uses to the west and commercial opportunities to the east, stitching in to existing built form and infrastructure. Richborough’s in house design and technical teams worked closely with specialist consultants to address site constraints and embed stakeholder feedback. Detailed layouts were prepared to ensure the outline principles were achievable in terms of local and national design standards and that the final outline masterplan made efficient commercial use of the land.

Navigating technical constraints
Our technical team tackled the challenges that had previously slowed progress, including:
- Managing adjacent uses – Addressing proximity to Becklands Park Industrial Estate and a piggery to the east, including setting out buffers for short-term odour impacts ahead of the piggery’s longer-term relocation.
- Access and servicing – Designing safe and effective access for cars and service vehicles, with enough parking to avoid pressure on surrounding streets. And identifying the costs of diverting utilities within York Road so these could be factored into the eventual purchaser’s appraisal.
- Natural features – Respecting and incorporating natural features such as existing hedgerows, ditches and mature tree belts that provide enclosure, ecological value and visual structure.
- Drainage strategy – Managing watercourses, culverts, and ponds, while planning for sustainable drainage. Soakaway testing confirmed the western residential area could drain via an infiltration basin, while the eastern commercial land would use on-plot storage and a vegetated swale.
- Biodiversity protection – Accommodating great crested newts and enhancing habitats through ecological design
- Noise mitigation – Addressing traffic noise from York Road and the A1079 bypass.
This thorough approach allowed Richborough to bring forward a robust, deliverable scheme – balancing housing, employment, retail, and community uses within a well-planned, sustainable framework.
Planning outcomes
Our proposals comprised 120 new market and affordable homes, up to 55,000 sq ft of employment development and up to 14,000 sq ft of other commercial and community space, with associated landscaping, drainage, and other infrastructure.
Separate plans submitted by Lidl for a food store with associated access, car parking, landscaping and other infrastructure.
Consent was granted for both applications in February 2024, and the whole site was successfully sold to Danum Homes in October.

Benefits for the community
The true value of the Market Weighton scheme lies in the difference it will make once delivered. Beyond the new buildings and infrastructure, the development will ease housing pressure in the community and allow local families to stay in the area and increase footfall for nearby businesses. The new employment opportunities should strengthen the local economy and broaden local choice for shoppers with the new supermarket making day-to-day life more convenient for residents. And the new cycle and walking routes will promote healthy lifestyles, linking the new neighbourhood with existing communities through a landscaped, biodiverse setting.
Together, these benefits ensure the development doesn’t just meet policy requirements, it actively enhances Market Weighton as a place to live, work and invest in.
