Richborough Commercial has lodged an appeal for its plans to deliver 700,000 sq. ft of Industrial and logistics development land at Junction 9 of the M42 in North Warwickshire.
Our commercial arm has asked the Planning Inspectorate to intervene after North Warwickshire Borough Council failed to decide the application with the requisite period of time.
The outline planning application – which proposes the delivery of essential employment land and new jobs for North Warwickshire and the wider Golden Logistics Triangle – was originally submitted in July 2024.
The plans comprise two parcels of land:
- A southern parcel (19.51 hectares) comprising agricultural land that is bound on three sides by significant highways infrastructure, including Junction 9 of the M42 to the north, Lichfield Road (A446) to the east and the M42 / M6 (Toll) to the west. This is proposed to provide essential employment space for the area.
- A western parcel (2.99 hectares) also comprising agricultural land to the north east of Curdworth village . This land will not be developed but will be utilised in perpetuity for habitat creation to contribute to the proposed development’s Biodiversity Net Gain objectives and will be opened up for public access.
Nick Jones, Group director at Richborough Commercial, said: “Our proposed scheme offers a tremendous opportunity to create new jobs and positive economic, social, and ecological outcomes to North Warwickshire. Located both on a major motorway junction and some 800 metres from the fully let Hams Hall Distribution Park, it’s in a prime location.”
Matt Dugdale, Planning Director at Richborough Commercial, said “Government policy is clear: planning should support economic growth and meet the needs of a modern economy, including freight and logistics. Yet, North Warwickshire has lacked a clear strategy for employment land since regional planning was revoked in 2012. Our scheme directly addresses this gap, aligning with evidence from the West Midlands Strategic Employment Sites Study. After 17 months without progress, we have appealed to ensure the application is assessed in line with national policy and the area’s economic priorities.”
