We’re thrilled to have appointed residential developer MyPad as delivery partner for a residential site in Ellistown, Leicestershire.
Plans for up to 75 new affordable homes, of which 100% will be affordable, alongside public open space and a children’s play area, were submitted to North West Leicestershire District Council in January 2025 and a resolution to grant planning permission was issued in August 2025.

The proposals place a strong emphasis on public amenity, landscape quality and environmental enhancement. The planning consent includes new footpath connections linking the site to existing routes along Midland Road, extensive tree planting and landscaping in line with draft policy and the retention of existing hedgerows to support biodiversity. High-quality landscaping along the northern and western boundaries will help mitigate visual impacts, while the layout has been carefully designed to maintain both actual and perceived separation between the settlements of Ellistown and Hugglescote.
MyPad specialises in the delivery of partnership housing schemes. David Prowse, Senior Land Manager at MyPad, said: “MyPad has an established track record of delivering high-quality homes through partnership working with registered providers and local authorities. We are delighted to be progressing this scheme alongside Stonewater, our selected registered provider partner, and look forward to delivering much needed homes for the local community.”
John Turner, Land and Partnerships Director at MyPad, said: “Ellistown represents a strong fit with our growth strategy across the East Midlands. The site occupies a sustainable and well connected location, with good access to services, employment and transport links, and will help address a clear and demonstrable need for affordable housing within the area.”
Group Disposals Director at Richborough, Jordan Gresham, added:
“At Richborough we’re all about unlocking land for new communities, so we’re thrilled to have appointed MyPad to deliver much-needed new homes for Ellistown. It is a fantastic location with great links to many East Midlands towns and we’re proud to play a part in opening it up for more families.”
“Thanks also to our multidisciplinary team and consultants who worked extremely hard to secure planning permission for this scheme.”
