Richborough is enjoying significant expansion across our North region, with more than 10,000 plots now in the planning pipeline. The region, stretching from the Wirral and Greater Manchester across to Yorkshire and up to the Scottish Borders, is emerging as one Richborough’s strongest areas of growth following recent NPPF updates.
Led by Regional Director Harry Jackson, with support from Planning Manager Connor Wigley, the North team is working on some of Richborough’s most challenging land opportunities. Many sites come with substantial ownership complexities, infrastructure constraints, accessibility challenges or topographical issues, all of which require the detailed approach that Richborough is known for.
The latest site submitted for outline planning is a 22-acre parcel of land in Clitheroe, Lancashire, which has the potential to deliver up to 200 high quality market and affordable new homes. A planning application has also recently been submitted for up to 136 new homes in Wickersley, Rotherham, a planning application in Knaresborough has been submitted for up to 190 new homes and in November the team secured outline planning permission for around 600 market and affordable homes in Littleover, Derby and marketing has now commenced to seek a development partner.

Richborough continues to expand its portfolio in the region, with further strategically located sites coming on board later this year.
