Leading land promoter Richborough has sold a 17-acre parcel of land in Royal Wootton Bassett to award-winning housebuilder Miller Homes for the delivery of up to 95 new homes, with an expected GDV of circa £30 million.
Following an extensive programme of public consultation, Richborough prepared and submitted a planning application for the development, securing a resolution to grant consent at Wiltshire Council’s planning committee in August 2025. Members praised the team’s proactive engagement with the local community and town council throughout the planning process.
The scheme will deliver a range of house types and sizes to meet local housing need, with 40% of the homes designated as affordable. The development will also provide new play areas, allotments and a variety of open spaces, alongside leisure routes designed to encourage healthy lifestyles and provide easy access to existing local transport links.
The new homes will be accessed from Marlborough Road.
Richborough’s in-house design and technical teams led the development of the proposals, working closely with external consultants to create a sensitive and well-considered addition to Royal Wootton Bassett. The scheme evolved through sketch visuals and design frameworks, ensuring the final masterplan responds to its surroundings, is appropriately screened from nearby heritage assets, and protects existing ecology as far as possible.
A comprehensive technical pack was also prepared, enabling Miller Homes to fully understand the site’s constraints and reduce delivery risk.
