We’re pleased to have submitted an outline planning application for a sustainable and attractive new neighbourhood on land off Wrexham Road, Whitchurch, that will help respond to local housing need while creating a high-quality extension to the Shropshire market town.
Designed around placemaking and sustainability principles, our proposals will deliver up to 280 new homes including policy compliant levels of affordable homes. A broad mix of house types and sizes has been carefully planned to meet identified local housing needs.

The landscape-led masterplan places equal importance on people, nature and place:
- Significant areas of publicly accessible open space will be created, including a circular walking route through that connects with the existing movement network and encourages healthy lifestyles.
- Attractive, direct and safe pedestrian routes will link new homes to key destinations, making walking the natural choice for shorter everyday journeys.
- Our proposals have been carefully informed by the site’s existing landscape character, retaining and enhancing established trees and hedgerows while introducing a new landscaped edge that provides a soft transition to the surrounding countryside.

Under the guidance of Richborough’s Group Design Director, Charlotte Lewis, our plans have been shaped by a comprehensive design-led process and are supported by a Design Code that will ensure the vision for the site is carried through to the Reserved Matters stage and ultimately delivered by the successful housebuilder partner.
The final masterplan has also evolved in response to feedback received during a community engagement exercise held earlier this year, helping to ensure the proposals reflect local priorities and aspirations.
The planning application has been submitted and managed by Briony Stenhouse in Richborough’s Planning Delivery team, working alongside our Midlands Regional team and in house Design, Technical and Planning Delivery specialists.
