We’re pleased to have signed a new promotion agreement for a strategically located industrial and logistics opportunity on land west of Canvey Way/A130 Basildon.
The agreement marks Richborough Commercial’s first project in Essex—an important milestone reflecting our expansion into the South East and growing ability to secure opportunities across the country.
The 48-acre site has the potential to deliver up to 620,000 sq ft of high-quality industrial and logistics space.
Market evidence points to sustained demand across Basildon and South Essex, particularly for modern, larger units. The proposed development would help address this shortage by providing flexible space for occupiers ranging from logistics businesses to advanced manufacturing and high-technology companies.
Economic analysis indicates that the scheme could support 1,300 direct construction jobs and a further 440 indirect and induced jobs. Once operational, it could support around 800 net jobs, generate approximately £121 million in Gross Value Added each year and contribute an estimated £2.9 million annually in business rates.
The scheme could also bring accessible employment opportunities to communities across Basildon and Castle Point, with roles at a range of skill levels. Apprenticeships and training during construction and operation would help local people develop new skills and access higher-value employment.
Nick Jones, Group Director of Richborough Commercial, said: “Securing this opportunity in Essex is an exciting step for Richborough Commercial and reflects our expanding reach.
“The site has significant potential to address the shortage of modern industrial space while creating jobs, developing skills and generating lasting economic benefits. We look forward to working with the landowner, local authority and other stakeholders to bring forward a high-quality, deliverable development.”
Richborough has offices in Birmingham, London, Manchester and Nottingham.
