The appeal is allowed and planning permission is granted for up to 8 5 residential dwellings (including up to 35% affordable housing), demolition of 64 Biggleswade Road and associated outbuildings, introduction of structural planting and landscaping, informal open space, surface water flood mitigation and attenuation, vehicular access point from Biggleswade Road and associated ancillary works. All matters reserved with the exception of access at 64 Biggleswade Road, Potton, SG19 2LX in accordance with the terms of the application, Ref CB/16/03943/OUT, dated 22 August 2016, subject to the conditions set out in Appendix A.
