The proposed development of construction of 50 dwellings with associated access road has been dismissed.

The effect of the proposed development on the provision of open space in Hull, on the integrity of the Green Network and on the value of the appeal site for habitats, protected species and biodiversity;
•Whether the proposed development would achieve a high quality standard of design, with particular regard to its internal layout, its effect on the local street scene and its consistency with relevant local and national policies;
•The effect of the proposed development on the living conditions of the occupiers of adjoining properties and of future residents of the site, with particular regard to outlook and privacy; and

• Whether the proposal satisfies the sequential and exceptions tests having regard to its flood zone location and the relevant local and national policies.
