The appeal is allowed, and planning permission is granted for the erection of 28 no. residential dwellings (including 50% affordable housing) with access off Tring Road, including parking and garaging, creation of public open space, landscaping, and all enabling and ancillary works. at Land off Tring Road, Wilstone, HP23 4PD in accordance with the terms of the application, Ref 20/01754/MFA, dated 29 June 2020, and the plans submitted with it, subject to the  schedule of conditions.
