Appeal A: is allowed and outline planning permission is granted for the construction of up to 80 dwellings with all matters reserved aside from vehicular access from Doctors Lane. The development includes public open space, structural greenspace and surface water attenuation ponds on Land to the East of Tincklers Lane, Tincklers Lane, Eccleston PR7 5QY in accordance
with the terms of the application Ref 20/01331/OUTMAJ, dated 27 November 2020, subject to the conditions.

Appeal B: The development proposed for outline planning application for the construction of up to 250 dwellings with all matters reserved aside from vehicular access from Town Lane. The development includes public open space, structural greenspace and surface water attenuation ponds has been dismissed.
