The proposed development is the erection of up to 90 dwellings with public open space, landscaping and sustainable drainage system, the demolition of garages to form a vehicular access point from Bow Drive and replacement garaging. All matters reserved except for means of access – this has been dismissed.
The appeal is dismissed and planning permission is refused at Back Street, Clophill MK45 4AE, for residential development of up to 32 dwellings.
The main issues are the effect of the development on the character and
appearance of the area, whether there is any suitable means for addressing the
infrastructure impacts, and if any harm would be caused by either of these
factors, whether that would be outweighed by other material considerations.
