The appeal is allowed and planning permission is granted for the erection of 40 dwellings and associated infrastructure at land south of Amber Way, Burbage in accordance with the terms of the application, Ref 18/00302/FUL, dated 19 March 2018, subject to the conditions in the attached schedule.
Land at Prospect Hill, Great Cornard, Suffolk
The proposed development is the erection of up to 8no dwellings with carports and construction of a new vehicular access to prospect hill has been dismissed.
The main issues are:
•The effect upon the character and appearance of the rural area; and
•Whether the site represents an appropriate location for housing, with particular regard to access to facilities and services.
Land off Barnards Drive, Sileby, Leicestershire
The development proposed is “Outline planning application for the erection of up to 228 dwellings with public open space, landscaping and sustainable drainage system (SuDS)and vehicular access point from Barnards Drive. All matters reserved except for means of access.” has been dismissed.
The main issue is whether the location of the proposal would be acceptable having regard to local and national planning policy.
Woodpecker Court, Poole Street, Great Yeldham
The development proposed was described as: Outline planning permission is sought with all matters reserved, for demolition of existing buildings and a residential development of up to 26 dwellings, including 40% affordable housing, accesses,associated infrastructure and open space has been dismissed.
The main issues, as agreed with the main parties at the Hearing, are:
– whether the proposal is in a suitable location having regard to its accessibility to services and facilities,
– the effect of the proposal on the character and appearance of the area including the setting of the grade II listed building at Cooksferry Farmhouse, and
– whether the Council can demonstrate a 5 year supply of deliverable housing sites with the appropriate buffer.
Land off Castlethorpe Road, Hanslope
The appeal is allowed and outline planning permission is granted for up to 50
dwellings, including 34% affordable dwellings, surface water attenuation, open
space, landscaping and associated highway works at land off Castlethorpe
Road, Hanslope MK19 7HQ in accordance with the terms of the application, Ref
18/01625/OUT, dated 2 July 2018, subject to the conditions in the relevant
Conditions Schedule below.
Land off New Road, Melbourn
The development proposed is residential development of up to 199 dwellings plus a care home of up to 75 beds, new vehicular and pedestrian accesses from New Road, public open space and a landscape buffer has been dismissed.
The main issue in this appeal is whether the submitted scheme would improve foul sewage capacity.
Land west of Church Street, Langford, Bedfordshire
The appeal is allowed and outline planning permission, with all matters reserved except access, is granted for up to 95 dwellings and associated public open spaces at Land west of Church Street, Langford, Bedfordshire SG18 9NE in accordance with the terms of the application Ref CB/18/02373/OUT, dated 20 June 2018, subject to the schedule of conditions attached at the end of this decision.
Blue House Farm, Blue House Farm Road, Netherton Colliery
The development proposed is 11 no. detached 2 storey dwellings with associated access works and removal of trees has been dismissed.
The main issues are whether the proposed development would:
a)preserve the setting or any features of special architectural or historicinterest which the adjacent Grade II listed building possesses;
b)be in a suitable location for housing, having regard to the accessibility ofservices; and
c)make adequate provision for parking.
Land north of Sandy Lane, Henfield, West Sussex
The development proposed is outline planning application for 42 new dwellings,including 35% affordable housing with vehicular and pedestrian access via Dropping Holms, the provision of public open space, associated infrastructure and landscaping has been dismissed.
Land to the rear of and including no. 16 Poringland Road, Stoke Holy Cross, Norwich
The development proposed is demolition of existing bungalow and development of land for up to 54 residential dwellings, together with the point of access into the site from Poringland Road has been dismissed.
The main issues in the appeal are the effects of the proposal on (i) the character and appearance of the area and (ii) the living conditions of the occupiers of the dwellings either side of the site entrance, with particular regard to noise and disturbance from vehicular traffic, and (iii) whether the location of the housing is supported by development plan policy and other material considerations.
