The main issues raised by this appeal are:
•whether the site is a suitable location for residential development; and
•the effect of the proposed residential development on the rural character of Holbeach Drove.

The development proposed is mixed dwelling residential development of 20 single storey properties has been dismissed.

amount to the very special circumstances required to justify the proposal.
Land at Kingcup Cottage, A49 from Dinmore Manor Lane to Aubarrow Lane via Wellington, Wellington
The development proposed is the erection of 10 self-build/custom build dwellings, 5 affordable dwellings and alteration to existing access has been dismissed.
The main issues in this case are:
• whether the site would form a suitable location for housing having regard to national and local planning policy;
• the effect of the proposal on the character and appearance of the area;
• whether the proposal would provide satisfactory living conditions for future occupants having regard to noise pollution from the A49.

The appeal is dismissed and planning permission is refused for a residential development of up to 73 units comprising of flats and houses, including demolition of up to two units on Manor Close and a village shop and burial ground to be located within the site.
