I allow the appeal and grant planning permission for redevelopment of the site to provide 76 residential dwelling houses (Use Class C3) in three buildings rising to three storeys in height, together with associated surface level and part lower ground floor car parking, open space, landscaping and infrastructure works at Autotrader House and Hartman House, Danehill, Earley RG6 4UT in accordance with the terms of the application Ref 173675, dated 18 December 2017 and subject to conditions 1) to 25) on the attached schedule.
Land off Mistletoe Row, Oldwood Road, Tenbury Wells
The appeal is allowed and planning permission is granted for residential development to provide 72 dwellings accessed from Mistletoe Row and including open space, landscaping and ancillary infrastructure at Land off Mistletoe Row, Oldwood Road, Tenbury Wells in accordance with the terms of the application, Ref 18/00045/FUL, dated 20 December 2017, subject to the conditions set out in the attached schedule.
Land south of Lloyd Close, Hampton Magna
The appeal is allowed and planning permission is granted for erection of up-to 147 dwellings together with vehicular/pedestrian access from Daly Avenue; Green Infrastructure including a play area, other open space and landscaping; sustainable drainage; and other related infrastructure at Land south of Lloyd Close, Hampton Magna in accordance with the terms of the application, Ref W/17/2387, dated 20 December 2017, subject to the conditions in the Schedule to this decision.
Land at Ridgeway Farm (to the rear of Athelstan Park)
The proposed development of the erection of 36 residential dwellings and associated works has been dismissed.
The main issue is whether the appeal site represents an appropriate location for housing having regard to national and local policies which seek to protect the character and appearance of the countryside and whether any adverse impacts would significantly outweigh the benefits of the proposal.

The application Ref 17/04318/OUTMAJ, dated 8 September 2017, was refused by notice dated 12 June 2018.
Land off Top Road, Upper Soudley, Cinderford, Gloucestershire
The proposed development of outline application for 20 dwelling units with up to 50% affordable homes has been dismissed.
The main issues are:
• the effect of the proposed development on the character and appearance of the area;
• whether the proposed development would be in a suitable location, with particular regard to the housing strategy for the area, access to services and facilities and use of sustainable modes of transport;
• whether the Council can demonstrate a 5-year supply of deliverable housing sites and has an up-to-date development plan.
• whether sufficient information has been provided to demonstrate suitable provision for parking and turning within the site; and,

Orchard Farm, Canterbury Road, Kennington, Ashford, Kent
The proposed development described as ‘an outline application for the change of use of land from agricultural to residential and erection of 25 dwellings with associated access’ has been dismissed.
The main issues are: (i) highway safety, including the adequacy of the access to the site; (ii) the effect on living conditions at adjoining properties in terms of noise; (iii) whether the proposal should be brought forward in advance of the larger strategic housing allocation; and (iv) the adequacy of the planning obligations to mitigate the impact of the proposal.
Land at Leek Road, Buxton
The proposed development of outline planning application for up to 120 dwellings including the realignment of part of Macclesfield Main Road and it’s junction with Leak Road has been dismissed.
