The proposed development of redevelopment of the site to provide 14 residential dwellings, including access and parking has been dismissed.

The main issue is the effect of the proposal on highway safety with particular regard to visibility at the junction of Good Intent and the High Street.

The appeal is allowed and planning permission is granted outline planning application for 38 residential dwellings and the erection of a Leisure/Office building with access, layout and scale with appearance and landscaping reserved at Carvynick Resort, Pencorse Lane From Penscawn Farm To Beacon Road, Summercourt TR8 5AF in accordance with the terms of the application,Ref PA18/04360, dated 9 May 2018, and subject to the conditions in the attached schedule

The appeal is allowed and planning permission is granted for the construction of 28 new dwellings, including 11 affordable homes, formation of new vehicular access, associated local area for play, parking and landscaping at Maranello,Watch House Green, Felsted CM6 3EF in accordance with the terms of the application, Ref UTT/18/1011/OP, dated 3 April 2018, subject to the conditions in the attached schedule.

The proposed development was originally described as ‘outline planning permission for residential development with associated access landscaping, open space and drainage infrastructure at land off coopers lane, Dunton Bassett has been dismissed.

Based on the evidence before me, I consider the main issue to be whether the development proposed would represent an appropriate location for housing, with particular reference to its scale and the effect of this on the settlement pattern of the village and the surrounding landscape character.

The development proposed is: Redevelopment to provide a new clubhouse facility for the Football and Social Club including changing rooms and covered seating, a day nursery, 24 private apartments and 26 affordable rent and shared ownership apartments following demolition of the existing clubhouse and stand and Nos 22-29 and 30-33 Grange Close which has been dismissed.

The main issues are:
– the effect of the development on the character of the area,
– the effect of the development on the living conditions of neighbouring occupants, particularly in respect of Mole Place and Grange Close, and
– whether there would be sufficient and accessible amenity space to serve the development.

The proposed development of 16 dwelling houses (C3 use) plus infrastructure and landscaping has been dismissed.

The main issue is the effect of the proposed development on the setting of the nearby Grade II listed building, and on the character and appearance of the surrounding area.

The proposed development of demolition of existing buildings and the erection of 12 No 2 bedroom apartments and two three penthouse apartments with off street parking has been dismissed. Main issues are the effect of the proposed development on the character and appearance of the Malvern Wells Conservation Area and the landscape qualities of the malvern hills area of outstanding natural beauty. 

The appeal is allowed and outline planning permission is granted for development described as ‘outline application (with all matters reserved except access) for the erection of up to 40 dwellings with associated access, open space, landscaping and associated works’ at 151 and land to the rear of 151 Station Road, Quainton HP22 4BX in accordance with the terms of the application, Ref 17/04041/AOP, dated 20 October 2017, subject to the conditions set out in the attached schedule.

The appeal is allowed and planning permission is granted for outline residential development with all matters reserved except access for up to 36 dwellings at Land off Fieldside Track, Long Wittenham OX14 4PZ in accordance with the application Ref P18/S1964/FUL, dated 7 June 2018 without compliance with condition no 4 previously imposed on planning permission appeal ref APP/Q3115/W/17/3169755 (Local Planning Authority Ref P16/S1124/O) but subject to the other conditions imposed therein, so far as the same are still subsisting and capable of taking effect and subject to the following new conditions which shall replace those with the same numbering:
