The main issue in this appeal is the effect of the proposed development on the character and appearance of the area.

The proposed development of up to 100 dwellings, affordable care/extra care home, associated access, parking, infrastructure, landscaping & open space has been refused. the main issues are the effect of the proposed development on the character and appearance of the surrounding area and whether or not the proposal would be in a suitable location for the dwellings concerned, having regard to development plan spatial strategy policies, including whether or not the scheme would represent rounding off of the settlement, infill development, or a rural exception site.
