The development proposed of the outline application for up to 70 dwellings with associated infrastructure and public open space was dismissed.

 The main issue is the effect of the proposed development on the character and appearance of the area having regard to the settings and significance of the grade II listed Barn at Crowbridge Farmhouse, the grade II Listed Crowbridge Farm Cottages, the grade II* listed Holy Trinity Church, the Halstead Conservation Area (CA) and the effect on the local landscape

The development proposed of up to 42 dwellings plus 2 replacement dwellings togetherwith public open space, landscaping, drainage infrastructure and access has been dismissed.

 The main issues are: (i) whether the development would accord with development plan policies relating to the location of development in the administrative area of Bassetlaw; (ii) the effect of the proposal on the character and appearance of the area; and (iii) whether the proposal makes adequate provision for affordable housing, bus stops, open space, and a sustainable urban drainage system (SuDS).

The appeal is allowed and planning permission is granted for the erection of 60dwellings including infill engineering operations and associated works at land tothe rear of 44-78 Ashby Road, Hinckley, Leicestershire, LE10 1SL in accordancewith the terms of the application, Ref: 17/00765/FUL dated 31 July 2017,subject to the conditions set out in the attached Schedule

The appeal is dismissed and planning permission refused for development comprising outline proposal for residential development of 120 dwellings, consisting of 29 no 2 bed houses and apartments, 51 x 3 bed houses, 31 x 4bedroom houses and 9 x 5 bed houses and associated development with site access to be considered including bell mouth and sightlines only with all other matters reserved, together with change of use of part of the land to form a Suitable Alternative Natural Green Space (SANGS) at land at Lambs Lane and Beech Hill Road, Spencers Wood, Berkshire RG7 1PW.

Appeal B is allowed and outline planning permission is granted for residential development (access and drainage to be considered) at land adjacent to38 Limestone Road, Burniston, Scarborough YO13 0DG in accordance with theterms of the application, Ref 18/00505/OL, dated 16 February 2018, subject tothe conditions set out in the schedule attached to this decision letter

The appeal is allowed and planning permission is granted for the erection of 36dwellings and associated infrastructure on land off Ellesmere Road, Shrewsbury(Grid Ref Easting: 349252 Northing: 313968) in accordance with the terms ofthe application, Ref 17/05772/OUT, dated 29 November 2017, subject to theconditions in the schedule at the end of this decision

The proposed development of an outline application for demolition of existing buildings and redevelopment to provide up to 47 no dwellings with associated hard/soft landscape works, access improvements, parking and drainage has been dismissed. The main issue being the effect of the proposed development on the character and appearance of the area.

The appeal is made by Bourton Ltd against the decision of North Somerset Council

The proposed development of residential development of up to 90 dwellings with access, parking, public open space with facilities and landscaping has been dismissed.

Condition 18 states that: “No development shall take place until: i) a survey to establishthe current flow and load received at Clehonger waste water treatment works has beenundertaken ; and ii) an assessment of the impact of the development hereby approvedon the waste water treatment works having regard to the results of the flow and loadsurvey has been undertaken and agreed with the local planning authority; and iii) ifnecessary, a scheme of upgrading for the Clehonger waste water treatment works hasbeen agreed with the local planning authority in order to allow it to accommodate thefoul discharges from the development hereby approved without increasing the risk ofbreaches to the discharge consent for the Clehonger waste water treatment works. Nodwellings shall be occupied until the agreed scheme has been completed.”

The appeal is allowed and outline planning permission is granted for erection of50 retirement homes comprising a mix of 2/3 storey apartments and single storey bungalows with ancillary meeting room, gymnasium, office, parking and garaging to meet a need within the communities of Cliffe, Cliffe Woods, Cooling and Frindsbury including new vehicular access to View Road at Land south of View Road, Cliffe Woods, Rochester ME3 8JQ in accordance with the terms of the application, Ref MC/16/3742, dated 3 September 2016, subject to the conditions in the attached schedule.

The proposal for residential redevelopment comprising 54 no dwellings, new vehicular and pedestrian access, internal roads and footpaths, car parking, public open space ,landscaping, drainage and other associated infrastructure has been dismissed.
