Appeal A – The appeal is allowed and outline planning permission has been allowed  for the development of 39 residential dwellings with associated vehicular access, public open space, ancillary works and associated infrastructure plus demolition of existing buildings at Treetops Boarding Kennels, Treetops, Portsmouth Road, Peasmarsh, Guildford GU3 1LN in accordance with the terms of the application, Ref 17/P/00801, dated 13 April 2017, subject to conditions 1) to 24) on the attached schedule.

Appeal B – I allow the appeal and grant listed building consent for demolition of modern outbuilding, internal alterations and the repair and refurbishment of the Listed Building including changes to the windows and doors at Treetops Boarding Kennels, Treetops, Portsmouth Road, Peasmarsh, Guildford GU3 1LN in accordance with the terms of the application Ref 17/P/00811 dated 10 April 2017 and the plans submitted with it, namely 1389-PL1120C, -PL1400, – PL1200, -PL1210D, -PL1300, -PL1310C and -PL1410B, and subject to conditions 1) to 6) on the attached schedule.

The appeal is dismissed and outline planning permission has been refused for the erection of 42 affordable dwellings on the Former Foreside Mill. Halifax Road, Denholme, Bradford. The application Ref 17/05256/MAF, dated 4 September 2017, was refused by notice dated 4 January 2018. The appeal is made by Stirling Investment Properties LLP against the decision of City of Bradford Metropolitan District Council.

The appeal is dismissed and outline planning permission has been refused for the erection of up to 390 residential dwellings (including up to 40% affordable housing),structural planting and landscaping, informal public open space, children’s play areas,surface water attenuation, 2 vehicular access points from West Land and associated ancillary works, with all matters reserved with the exception of site access, in accordance with application ref: 16/05621/EIAMAJ, dated 23 December 2016. The appeal is made by Whitcliffe Grange Farm Partnership & Gladman Developments Ltd against Harrogate Borough Council.

The appeal is dismissed and outline planning permission has been refused for the phased development of a new settlement of up 2068 dwellings incorporating up to 60 sheltered accommodation units and 8 gypsy and traveller pitches and associated infrastructure including accesses onto the A3 (Ockham Interchange),Ockham Lane and Old Lane and revised access to Elm Corner, a secondary school, a primary school, community provision, nursery provision, health facility, a local centre (incorporating food & drink, retail, a visitor centre and offices), employment area, sports and recreational facilities (incorporating a floodlit sports pitch and pavilion); Sustainable Drainage Systems and an area of Suitable Alternative Natural Greenspace incorporating a landform feature and car parking; the erection of associated utilities infrastructure; the development proposal to incorporate the demolition/removal of the runway and VORBeacon (and any associated outbuildings), in accordance with application reference15/P/00012, dated 16 December 2014 (as amended). The appeal is made by Wisley Property Investments against Guildford Borough Council.

The appeal is dismissed and outline planning permission ahs been refused for the erection of up to 130 dwellings (access for consideration only), on land off Rowden Lane, Hampsthwaite, Harrogate. The application Ref: 17/03437/OUTMAJ, dated 15 August 2017, was refused by notice dated 28 November 2017. The appeal is made by Vernon Land Partnership (Hampsthwaite) Limited against the decision of Harrogate Borough Council.

The appeal is dismissed and outline planning permission has been refused for the erection of 68 residential units with primary access off Old Farm road, Selsey, West Sussex. The application Ref SY/16/03997/OUT, dated 7 December 2016, was refused by notice dated 9 June 2017. The appeal is made by Thawscroft Limited against the decision of Chichester District Council.

The appeal is dismissed and outline planning permission has been refused for the erection of 116 new build dwellings including 47 affordable dwellings, open space, play areas, land for education use and other ancillary works – details of appearance, landscaping, layout and scale at land west of Hall Road Elsenham. The details for which approval is sought are: details of the layout, scale, landscaping and appearance, hereafter called the Reserved Matters. The application Ref UTT/16/1861/DFO, dated 1 July 2016, sought approval of details pursuant to condition 1 of a planning permission, granted on 19 December 2013. The application was refused by notice dated 10 March 2017.

The appeal is dismissed and outline planning permission has been refused for a residential development of 58 dwellings comprising 3 x 2 bedroom bungalows, 10 x 2 bedroom dwellings, 28 x 3 bedroom dwellings and 17 x 4 bedroom dwellings following the demolition of 122 Hitchin Road, with all matters reserved except access. The application Ref CB/17/02039/OUT, dated 25th April 2017, was refused by notice dated 26th July 2017. The appeal is made by NFC Homes Ltd against the decision of Central Bedfordshire Council.

The appeal is allowed and planning permission is granted for the erection of eight dwellings with associated vehicular access, parking and landscaping. Formation of new parking area for tennis courts at Gilmorton House, Lutterworth Road, Gilmorton LE17 5PH in accordance with the terms of the application, Ref 16/00161/FUL, dated 1 February 2016, subject to the conditions set out in the attached schedule. The appeal is made by Mr Ian Bullions (Shieling Properties and Mr N Matthews) against the decision of Harborough District Council.

The appeal is dismissed and outline planning has been refused for the erection of 12 dwellings with access from Orchard Avenue and Glebe Road, on land east of Orchard Avenue, Ramsden Bellhouse. The application Ref 16/01436/FULL, dated 11 November 2016, was refused by notice dated 29 March 2017. The appeal is made by Mr Dennis Webb of Essex Home Improvements against the decision of Basildon Borough Council.
