The appeal is dismissed and the notice is upheld with a variation. 

Accordingly, for the reasons given below, the Secretary of State disagrees with the Inspector’s recommendations. He hereby dismisses the clients’ appeal and refuses planning permission for a residential development (77 dwellings), a community building, public open space, and associated works including construction of a new access, in accordance with application Ref N/12/03464/OUT, dated 18 June 2013.

Accordingly, for the reasons given below, the Secretary of State agrees with the Inspector’s recommendations. He hereby allows the clients’ appeal and grants planning permission for a residential development for 140 units on land at Little Park Farm and 17 units on land north of Highfield Drive, together with a change of use from agricultural land to country open space and a temporary construction access from Chalkers Lane servicing the Little Park Farm development proposal, in accordance with application No 12/04141/OUT dated 30 November 2012, subject to the conditions set out at Annex A to the letter.

Accordingly, for the reasons given below, the Secretary of State agrees with the Inspector’s recommendations. He hereby refuses the clients’ application for a development comprising 81 dwellings, access roads, car parking facilities, footways, footpaths and associated infrastructure plus change of use of 4.3 ha of land to informal open space with landscape planting and other works in accordance with application No 13/01250/FUL dated 12 April 2013.

The appeal is allowed. For a period of three years from the date of this decision the Planning Obligations dated 10 June 2008 and 11 May 2010, made between the above mentioned parties, shall be subject to the modifications as set out in the Schedule at the end of the decision. The modifications as set out in the Schedule shall however cease to apply in relation to any part of the development that has not been commenced before the end of that period.

The appeal is allowed and planning permission is granted for residential development of 25 units on land off Banbury Road, Adderbury, Oxfordshire OX17 in accordance with the terms of the application, Ref 13/00996F, dated 28 June 2013, subject to the conditions set out in the attached Schedule of Conditions.

The appeal is dismissed and outline planning permission is refused for he residential development of 16 no. semi-detached houses on the Land to the rear, 45 Rookery Road, Lanesfield, Wolverhampton WV4 6NN. The application ref: 13/00421/OUT, dated 29 April 2013, was refused by notice dated 10 January 2014.

The appeal is allowed and planning permission is granted for erection of 24 residential units (including 16 affordable units) together with alterations to existing access at land adjacent to Plas Ffrancon Sports Centre, Coetmor New Road, Bethesda, Gwynedd LL57 3DS in accordance with the terms of the application, Ref C13/0766/13/LL, dated 15 July 2013, and the plans submitted with it and drawing no. 13117/5006, subject to
the conditions in the schedule below.

The appeal is allowed and outline planning permission is granted for residential development of 39 residential units of which 16 will be affordable (41% affordable housing) with all matters reserved except access at land at
Stonebow Road, Drakes Broughton, Worcestershire in accordance with the terms of the application, Ref W/13/02240/OU, dated 24 October 2013, subject to the conditions in the attached schedule.

The appeal is dismissed and outline planning permission is refused for the residential development of 9 dwellings, estate road and associated works at the Land north of Towcester Road, Greens Norton, Northamptonshire. The application Ref S/2013/1089/OUT, dated 21 August 2013, was refused by notice dated 17 October 2013.
