The appeal is allowed and outline planning permission is granted for the demolition of existing redundant factory and outline application with all matters reserved with the exception of access for up to 42 residential units at Sato UK Ltd, Valley Road, Dovercourt CO12 4RR in accordance with the terms of the application, Ref 18/02109/OUT, dated 10 December 2018, subject to the conditions.
