The appeal is dismissed and planning permission is refused for demolition of existing house and erection of 33 no. retirement living apartments, together with communal facilities, car parking and landscaping at South Lynn House, London Road, Shipston-on-Stour CV36 4EP.
Given the above and based on the evidence submitted and heard in relation to the appeal the main issues are:

Highway safety, with particular regard to the provision of acceptable visibility splays.
