The proposed development is a demolition of existing buildings and erection of 16 No dwellings with associated access, parking, landscape and other associated works, this has been dismissed.
The main issues in the appeal are:
i)whether or not the proposed development would be inappropriate development in the Green Belt for the purposes of development plan policy and the National Planning Policy Framework (the Framework)including consideration of the effect of the proposal on the Green Beltand whether affordable housing requirements would be met;
ii)the effect of the proposal on the character and appearance of the area;
iii)whether or not there are other considerations weighing in favour of the proposal; and
iv)if the proposal would be inappropriate development, whether the harm by reason of inappropriateness, and any other harm, is clearly outweighed by other considerations so as to amount to the very special circumstances necessary to justify it.
