Richborough Estates controls a 4.28-hectare acre parcel of land to the east of Chesterfield Road, Matlock.
In early 2021 we began work to refine the layout plan taking into consideration the Council’s existing and emerging guidance on housing mix and climate change.
Resolution to Grant outline planning permission was secured on 13th December 2022, subject to the Section 106 agreement. Highlights of the development include:
- 30% affordable housing provision;
- Footpath improvements and a new pedestrian crossing;
- New parking provision;
- Sustainable Urban Drainage Systems (SuDS) including rain gardens, tree pits and a swale;
- Retention of characteristic stone walls;
- Public Open Space and areas of natural play.
In June 2023 Richborough secured housebuilder honey as development partner for the site.
This scheme is our second project in Matlock having previously secured planning permission for up 110 dwellings at Asker Lane. That site was sold to William Davis.
