Richborough strategically promoted land to the east of Stoke Road and north of Normandy Way (A47), on the edge of Hinckley, Leicestershire—submitting an outline planning application in March 2022 for a high-quality residential scheme of up to 475 new homes.
The 61.2-acre site was planned to include a significant provision of affordable housing, extensive public open space, land for a new primary school, and essential drainage infrastructure to support sustainable development.
In January 2024, we successfully secured outline planning consent via appeal, unlocking the site’s full potential. (Read the appeal decision here.)
Working alongside Brown & Co, we launched the marketing campaign in February 2024 to identify a suitable development partner—and by October 2024, we completed the sale to Vistry Group.
The scheme represents a gross development value of approximately £140 million and will deliver a balanced housing mix: around 30% affordable homes, 25% designated for the private rented sector, and 45% for open market sale—ensuring a diverse and inclusive community.
