Richborough promoted a 10.5 acre site off Manchester Road, Hollins Green. We successfully secured an allocation in Warrington District Council’s Local Plan for 110 homes, including 30% affordable, a children’s play area and a 60 bed care home. Outline planning permission was secured in December 2023, and the site was sold to Prospect Homes in March 2024.
Shepperton
We completed a land promotion agreement for a 7.5 acre site in Shepperton, in the borough of Spelthorne, Surrey in January 2021.
Located off New Road, it will deliver approximately 130 new homes including affordable housing provision.
The Green Belt site benefits from an allocation in the emerging Spelthorne Local Plan.
We look forward to working with our landowner and stakeholders to swiftly secure planning consent and bring forward much needed new homes for the area.
Sholden, Kent
Richborough sold 55 acres on the north west side of Sholden, Deal to Barrett Homes in July 2023.
The site is part allocated in Dover District’s emerging Local Plan for 100 homes.
Our wider proposals included 250 homes across three distinct character areas and a new country park.
We promoted the site through Dover’s emerging local plan.
Maldon Road, Danbury
Richborough has overall land control of 80 acres on the eastern edge of Danbury.
A Resolution to Grant was was secured at planning committee in November 2025 for 16 acres at 72 homes.
Key features of the scheme include:
- Generous public open spaces, including areas for children’s play and a new community orchard planted with native fruit trees;
- Strengthened connectivity through enhanced pedestrian and cycle routes both within the scheme and linking to the wider village
- and significant biodiversity benefits, with native tree and wildflower planting complementing the protection of established oak trees that define the local landscape.
The remainder of the land is being promoted through the emerging Danbury Neighbourhood Plan.
Market Weighton
Land for this mixed-use development in Market Weighton was sold to Danum Homes in October 2024, having secured planning consent in February 2024.
Richborough’s proposals for the land at York Road included 120 new market and affordable homes, up to 55,000 sq ft of employment development and up to 14,000 sq ft of other commercial and community space, with associated landscaping, drainage, and other infrastructure.
Separate plans submitted by Lidl for a food store with associated access, car parking, landscaping and other infrastructure were also granted permission in February 2024.
The site is allocated in the adopted East Riding Local Plan under two references, Policy MW-B for housing development and Policy MW-F for employment development. The combined site also benefits from draft allocations in the emerging East Riding Local Plan.

Monmouth
We entered into a Promotion Agreement for a 26 acre site in Monmouth, Wales in 2020.
We are promoting the site for around 200 new homes, employment land, public open space, a community orchard and children’s play areas.
Situated off Wonastow Road on the western side of Monmouth, the site is in a highly sustainable location within easy reach of the shops and services of Monmouth town.
We look forward to working with Monmouthshire County Council and other stakeholders to promote the site through Monmouthshire’s Replacement Local Development Plan.
Salford Road, Bidford-on-Avon
Richborough is promoting a 14 acre site located off Salford Road, Bidford.
The site is capable of delivering up to 110 homes including 43 affordable properties.
A planning application has been submitted, and the scheme will reflect and respect the local character of Bidford-on-Avon and include the provision of areas of public open space, including play areas for children and areas of ecological enhancement.
Irby
Richborough is promoting a 31 acre (12 hectare) site to the north of Irby, Wirral.
It comprises two parcels of land bisected by Mill Hill Road.
Both parcels are being promoted for residential development and are capable of accommodating up to 190 new homes.
The site is within walking distance to number of shops and services and is in close proximity to Liverpool (11 miles) and Chester (15.7 miles).
It will be promoted for Green Belt release through the emerging Wirral Local Plan.
Lymm
Richborough is promoting a 31 acre (12 hectares) site to the south west of Lymm in Warrington, Cheshire.
The northern parcel is being promoted for residential development which is capable of accommodating up to 200 homes.
For the remainder of the site, we are proposing a country park and additional parking for Lymm Dam, to relieve congestion in the centre of the village.
The site is in walking distance to a range of local facilities and services in the village, and has good links to further afield.
The site will be promoted for Green Belt release within the Warrington Local Plan.
Woodford Road, Woodford
Richborough is promoting a 10 site to the north west of Woodford in Stockport, Greater Manchester.
It is enclosed by residential development and bounded by Jenny Lane and Woodford Road.
The land is being promoted for residential development which could accommodate around 75 homes. It is only 5 miles to Stockport and 13 miles to Manchester City Centre.
The site will be promoted for Green Belt release within the emerging Greater Manchester Spatial Framework.
