Theobald Street Radlett

Richborough is promoting land off Theobald Street in Radlett.

The opportunity is located within Hertsmere Borough Council and within the M25 (a first for Richborough). This is an exceptional site in terms of locational sustainability and it will be promoted via the Local Plan for residential use, including affordable housing with publicly accessible open space.

The site is approximately 3 ha (7.5 acres) in total.

Stow on the Wold

Richborough is promoting a 55 acre site off of Fosse Way to the south of Stow-on-the-Wold.

The site has been promoted to the Local Plan and engagement is on-going with Stow Town Council and Maugersbury Parish Council relating to a development of up to 75 dwellings.

Halesworth

Richborough successfully promoted land at Harrisons Lane, Halesworth for residential development, forming part of the ‘Halesworth/Holton Healthy Neighbourhood’ as set out in Policy WLP4.1 of the First Draft Plan.

Following a well-attended public consultation at Rifle Hall on 25th September 2018, we shaped and submitted a planning application in 2019 aligned with local aspirations and policy goals.

Planning permission was secured, and the site was sold in early 2021 to Suffolk-based housebuilder Badger Building who secured reserved matters consent in December 2023.

Our plans included:

  • Around 57 affordable homes
  • Extensive public open space
  • Gifted land for a new 3G pitch and enhanced sports facilities, forming part of a wider community-focused masterplan

Coal Aston

Richborough is promoting a 10.3 hectare site to the east of Coal Aston, Dronfield, accessed from Eckington Road. The site is being promoted for residential development and has a capacity of approximately 200 dwellings including  affordable housing and areas of public open space. The site is located 7.6 miles away from Sheffield and 8.8 miles from Chesterfield.

The site is identified as a preferred option for development in the emerging Local Plan for North East Derbyshire District Council. Richborough Estates will be participating in the Local Plan examination in Q3 2018.

Dunton Bassett

Richborough is promoting two parcels of land in Dunton Bassett, one located to the west of Broughton Lane, and the other located to the south of Coopers Lane.

We are working closely with the Parish Council and the District Council in order to secure allocations for residential development on these sites, and believe they have a respective capacity of around 50 dwellings.

The development of these sites will bring with them benefits such as the provision of affordable housing, public open space and biodiversity enhancements, to name but a few.

 

Hampton Magna

Richborough sold 17 acres of land off Daly Avenue in the village of Hampton Magna, Warwick District to Bellway.

The site had secured an allocation for around 115 new homes in the adopted Warwick District Local Plan, and we submitted an outline planning permission for up to 147 homes.

In 2019 we received planning consent for 131 homes, 40 per cent of which will be affordable, as well as 4 acres of green infrastructure including open space, allotments and a children’s play area.

The site is well-connected with Warwick Parkway Railway Station, bus stops and J15 of the M40 nearby. The landscape-led design gives significant focus to open spaces and green boulevards, ensuring a ‘soft edge’ to the development and one that aligns with the existing settlement.

The Hampton Trove site is now fully sold.

Congleton (Phase 2)

Richborough controlled circa 27 acres of land off Black Firs Lane and Back Lane, Congleton, Cheshire.

After a period of sustained promotion, we successfully secured an allocation for circa 200 houses in the adopted Cheshire East Local Plan and subsequently secured outline planning permission for up to 200 houses at the site.

In 2019, we appointed national housebuilder Bellway Homes as our development partner. They delivered the Somerford Gate development, comprising up to 200 new homes, including 35 affordable, with a mix of house styles to suit a range of homeowners.

The scheme has contributed £2.4 million to facilitate the new Congleton Link Road as well as just under £1 million to local schools to invest in capacity, including the nearby Black Firs Primary School and Congleton High School. It has also contributed to the new 9-acre neighbouring community nature park managed by Somerford Parish Council.

 

Whitmore Road, Newcastle-Under-Lyme

Richborough is promoting a circa 104-acre parcel of land off Whitmore Road, Newcastle-under-Lyme.

We have submitted a design-led outline planning application, proposing:

  • Up to 620 high-quality new homes in a range of types, sizes and tenures
  • 30% affordable homes in-line with local planning policy
  • 2 new vehicular access points from Whitmore Road
  • Safeguarded land for a new transport link to Keele University
  • A sustainable and landscape-led development, including an outstanding new country park, creating a network of green spaces, reflective of the local character and for the benefit of new and existing residents
  • A new country park, equipped areas of play, incidental areas of play, community orchards and allotments
  • Retention of existing mature vegetation and the creation of a new green infrastructure
  • A well-connected network of movement routes, attractive tree-lined streets and an active travel strategy including cycle
    and pedestrian routes and greenways through the development

Wombourne (Beggars Bush Lane)

Richborough promoted  9.8 acres of land off Beggars Bush Lane in the village of Wombourne, South Staffordshire.

We successfully secured an allocation for circa 80 homes in South Staffordshire District Council’s Local Plan.

Outline planning permission was secured, and the site was sold to Bovis Homes.

Kinver

Richborough controlled circa 7 acres of land off Hyde Lane in the picturesque village of Kinver, South Staffordshire.

We successfully secured a proposed allocation for circa 45 houses in the emerging South Staffordshire Site Allocations Document, and were granted outline planning consent in 2018.

Less than a year later respected homebuilder Elan Homes became our development partner. They delivered The Hyde, a collection of 45 two and three-bedroom family homes including affordable properties.
