Richborough is promoting this 22.8 acre parcel of land north of Burnside Grove, Tollerton for high-quality residential development.
Our design-led outline planning application proposes up to 200 new homes, including 90 affordable homes, and over 4 acres of public open space including children’s play areas.
The site benefits from a sustainable location where local day to day services and education opportunities can be accessed on foot.
Our planning application has been shaped by consultation with local stakeholders and pre-application engagement with the Local Planning Authority.
Richborough successfully promoted a 111-acre site on Oakley Lane, Wimborne, culminating in outline planning permission being granted by Bournemouth, Christchurch and Poole Council in February 2023. Oakwood Park is now being brought forward by Cala Homes Thames, with homes available to view here.
Following in-depth pre-application engagement, including two public exhibitions and a Design Review Panel as well as extensive collaboration with local stakeholders. We were able to remove the former greenbelt allocation and shape a sensitive and sustainable masterplan. Planning was achieved for:
Up to 550 new homes (including affordable housing)
A 60-bed care home
Allotments, children’s play areas, a community car park, and significant public open space
Over 16 hectares of Suitable Alternative Natural Greenspace (SANG)
Site Context
The site lies adjacent to existing development to the south and borders the River Stour to the north. It’s uniquely positioned between two Conservation Areas – Canford Magna and Oakley Lane – and is traversed by the historic carriage drive of Grade I-listed Canford School. The site also contains listed buildings, Lady Wimborne Cottages, and a number of Tree Preservation Orders, with parts of the SANG located within a floodplain.
Masterplan Highlights
Our illustrative masterplan responded to the site’s constraints and opportunities with:
Four distinct character areas, influenced by the local Dorset vernacular
Integration of existing landscape features to create strong green infrastructure and heritage buffers
A robust, adaptable framework to guide detailed design through the Reserved Matters stage
Appleby Magna
We are promoting three parcels of land to the north of the village to the emerging North West Leicestershire Local Plan Review.
It is expected that the site will deliver around 70-85 new homes, of which 30% of these will be affordable housing.
The development of the site will bring with it significant biodiversity enhancements, as well as addressing the River Mease catchment and the issues around effluent discharge. Our proposals also include the provision of an outdoor gym, a community orchard, a circular walk and new wildflower meadow planting.
Warton
Richborough promoted a 4.48 hectare parcel of land at Barn End Road, Warton (North Warwickshire).
An outline planning application was submitted in October 2017 for up to 100 dwellings providing 40% affordable housing, including a mixture of the family homes and public open space. The scheme was modified following public consultation in the summer to address issues of design and highway safety.
In spring 2018, North Warwickshire Borough Council resolved to grant planning permission subject to the completion of a S106 agreement.
The site was sold to Bellway Homes in November 2018.
Mundesley Road North Walsham
We are promoting around 35 acres of land for residential development to the north of the settlement, off Mundesley Road, to the emerging North Norfolk Local Plan.
It is expected that the site can deliver in the region of 330 dwellings and 0.6 hectares of community facilities. Given the site’s edge of settlement location, our proposals currently show that 38% of the site will be delivered as public open space. Therefore, the proposals foster a green infrastructure led approach, which reinstates historic hedgerows, provides new pedestrian links, provides sustainable drainage features and areas for children’s play.
Richborough promoted a 2.5 hectare parcel of land to the north of Kimcote Road, Gilmorton. An outline planning application was submitted in May 2017. The accompanying indicative plans illustrate a development capacity of 43 units – a mixture of the family homes and affordable bungalows, public open space and a children’s play area.
The site was sold to Barwood Homes in 2018 and is now fully sold.
Wombourne (Orton Lane)
Richborough promoted a 4.3 acre site off Orton Lane in the village of Wombourne. We successfully secured an allocation for circa 80 homes in South Staffordshire District Council’s Local Plan. The site was sold to Bellway Homes.
Launton
In May 2023 Richborough sold a 14.3-acre site in Launton, Oxfordshire to Greencore Homes.
Outline planning consent was secured in November 2022 for a residential scheme to accommodate up to 65 new homes on the site.
Located off Station Road, the site is within walking distance of local amenities and is well served by road, cycle and public transport links.
Highlights include:

· Village green, incidental open spaces and green streets giving character to the development
· Network of new recreational walking routes through existing woodland
· More than 10% biodiversity net gain delivered on site
Following the submission of an outline application for up to 200 dwellings (including 50 affordable homes) in December 2017, planning permission was granted in August 2018, less than 1 year from entering into the Promotion Agreement with the landowner.
Redrow Homes Limited were subsequently appointed as development partner and in February 2019 the sale was concluded.
Notwithstanding the speed in which planning permission was obtained, the planning process was far from straightforward and involved participation of the Local Plan Examination in order to re-classify the extent of landscape protection to be afforded to the site. The application was ultimately approved under delegated powers by Planning Committee and delivered to market as an ‘oven ready’ site. Development is expected to commence in spring 2019 and will make a significant contribution to meeting the Council’s housing land supply requirement. Contributions totalling more than £3million were pledged to local amenities/facilities, including enhancements to existing sports provision, schools, bus services, biodiversity and local highway improvements.
Balsall Street East, Balsall Common
Richborough promoted a 13-acre site off Balsall Street East in Balsall Common. The site was a proposed allocation in the Solihull District Local Plan and we submitted an outline planning application for 110 homes after the Local Plan was submitted for examination. The Local Plan was subsequently found unsound and withdrawn. We secured a resolution to grant in March 2025. 50% of the properties will be affordable and 5.1 acres is dedicated as public green space.
The site was sold to Charles Church in September 2025.
