Cottington Road, Cliffsend

Richborough is promoting 23.3 acres of land across two parcels dissected by Cottington Road, located to the immediate south of Thanet Parkway Station and just to the west of the village of Cliffsend.

We have submitted an outline planning application for up to 200 new homes, including 60 affordable properties to help address local need.

Our design-led plans propose a green sociable and healthy neighbourhood in an attractive, truly sustainable setting, including:

  • Walking and cycling paths, including a route to Thanet Parkway Station.
  • New green spaces including play areas for all ages, orchards, parks, gardens, and sustainable urban drainage systems, while enhancing biodiversity.

Orton Road, Warton

We are pleased to be promoting 11acres of land in the village of Warton in Warwickshire.

A planning application has been submitted for 110 new market and affordable homes and also proposes additional green spaces, retaining mature trees, hedgerows, and species-rich grassland and a well-connected network of pedestrian and cycle routes.

Bedworth, Hospital Lane

In 2023 Nuneaton and Bedworth Borough Council granted outline planning permission for our 455-home scheme on Hospital Lane, Bedworth.The land was allocated in the council’s Adopted Borough Plan (2011-2031) as a designated area for houses. It is located eight and nine-minutes from Bedworth town centre and train station, respectively.

In 2024 we sold the scheme to development partner Persimmon Homes who secured detailed planning consent for our scheme in January 2025.  The site is set to deliver up 455 one to five bedroom homes, a 55-unit senior living facility, 25 per cent affordable housing and a 3.5 acre district centre. There will also be 22 acres of open spaces, including a children’s play area, outdoor and green gym, community orchard and allotment, and wildlife park.

 

Steyning

Richborough has sold this 35-acre site in Steyning for a 265-home development.

Vistry Group, the UK’s leading provider of affordable mixed-tenure homes, bought the site in March 2025.

We secured outline planning permission in November 2024.

We actively promoted this site off Steyning Bypass in Steyning, Horsham District, West Sussex, for high-quality private and affordable homes alongside a range of community facilities, including 11 acres of public open space, children’s play areas, a community orchard and a network of footpaths and cycle paths.

The site demanded extra solutions on water neutrality, planning and design.

Stoke Road Newton Leys

Richborough is actively promoting a second phase of our Newton Leys project.

The 49-acre parcel of land could deliver up to 300 homes along with a multi-use games area, playground and public space.

 

Land at Arbury, Nuneaton

 Richborough is promoting this prime 214-acre site at the Arbury Estate, Nuneaton, which is allocated in the Nuneaton and Bedworth local plan.

We have submitted a major, landscape-led outline planning application proposing:

  • The development of up to 1,525 high quality market and affordable homes
  • Key community amenities such as a new primary school, local centre, allotments, community orchards and neighbourhood park.

Richborough has been appointed to this 11.6-acre site in Tadworth, superbly located for London commuter links and the Surrey South Downs. The site has potential for up to 95 new homes and an affordable provision of 30%

Wincanton

We are actively promoting this 63.7-acre site in Somerset as a natural extension of the town of Wincanton, for up to 260 homes with 35% affordable.

Midsomer Norton

We are actively promoting this 63 acre site close to the A367 in Midsomer Norton, Radstock, which could accommodate up to 225 homes.

Rouncil Lane, Kenilworth

We are promoting this 27 acre site to bring much-needed new homes to Kenilworth. It could cater for up 180 new homes including 40% affordable. We’d ensure new vehicular and pedestrian access as well as bring a new focal green space with nature play trail and pedestrian links to local allotments and green space.
