Bar Lane, Knaresborough

Richborough is promoting a 30-acre site at Bar Lane, Knaresborough (North Yorkshire Council).

Our plans propose up to 190 homes, including 76 affordable properties to meet local need.

The scheme adopts a landscape-led approach, integrating the proposed residential areas, public open spaces, sustainable drainage features and wider connectivity points into the site’s distinctive mature boundaries.

Wendover Road, Stoke Mandeville

Richborough is promoting a 111 acre parcel of land off Wendover Road, Stoke Mandeville.

We have submitted a design-led, outline planning application for:

  • Up to 650 market and affordable homes

  • Country park (SANG), multi-functional open space, community orchards, community allotments, locally equipped areas of play, multi-use games areas, SuDs features, landscaping

Rugby Road, Clifton-upon-Dunsmore

Richborough is promoting a 20-acre parcel of land east of Rugby Road, Clifton-upon-Dunsmore.

We have submitted an outline planning application for a high-quality residential development, proposing up to 160 new homes, alongside green spaces, sustainable transport connections, biodiversity enhancements and an extension to Clifton Recreational Ground.

Greenway, Campton

Richborough, in joint venture with Orchestra Land, is promoting a 25-hectare site in Campton, Central Bedfordshire. The site has the potential to deliver up to 300 new homes, including up to 90 affordable homes, as part of a sustainable, well-connected new neighbourhood.

A planning application has been submitted, which includes around 11 hectares of new public open space, a children’s play area, and enhanced pedestrian and cycle connectivity to Campton village centre and Shefford.

Fivefield Road, Keresley

Richbrough is pleased to be promoting this 52 acre site in Keresley.

Comprising two land parcels that are separated by Fivefield Road, the site is part of the Keresley Sustainable Urban Extension under the Coventry Local Plan.

We have submitted an planning application proposing:

  • Up to 350 new homes, including much-needed affordable housing
  • New public open spaces, including play areas, cycle and pedestrian footpaths and landscaped areas

Richborough is promoting approximately 25 acres of land on the edge of Ringmer, East Sussex which could unlock a new gateway to the village.

We have submitted an outline planning application that will play an important part in adressing Lewes District’s housing need, creating a place that is both resilient and welcoming for future generations.

Chapmans Lane, St Paul’s Cray, Orpington

Richborough is actively promoting approximately 12 acres of land off Chapman’s Lane, St Paul’s Cray within the administrative boundary of the London Borough of Bromley. The proposals identify two developments each delivering a significant amount of Green Infrastructure along side up to 120 residential dwellings.

Cottington Road, Cliffsend

Richborough is promoting 23.3 acres of land across two parcels dissected by Cottington Road, located to the immediate south of Thanet Parkway Station and just to the west of the village of Cliffsend.

We have submitted an outline planning application for up to 200 new homes, including 60 affordable properties to help address local need.

Our design-led plans propose a green sociable and healthy neighbourhood in an attractive, truly sustainable setting, including:

  • Walking and cycling paths, including a route to Thanet Parkway Station.
  • New green spaces including play areas for all ages, orchards, parks, gardens, and sustainable urban drainage systems, while enhancing biodiversity.

November 2025: we are awaiting the decision of a planning appeal for this scheme

Orton Road, Warton

We are pleased to be promoting 11acres of land in the village of Warton in Warwickshire.

A planning application has been submitted for 110 new market and affordable homes and also proposes additional green spaces, retaining mature trees, hedgerows, and species-rich grassland and a well-connected network of pedestrian and cycle routes.

December 2025: We have lodged a planning appeal for this site and look forward to the hearing.
