Midland Road, Ellistown Commercial

 

Richborough Commercial is promoting land east of Midland Road to the emerging Local Plan Review for North West Leicestershire.

An outline planning application has been submitted for the development of the 23.4 acre site which could deliver up to 29,160 sq. metres (314,000 sq. ft) of employment development floorspace within Use Classes B2 (general industrial) and B8 (storage or distribution) with ancillary E(g)(i) (business) floorspace, together with habitat creation landscaping and associated infrastructure.

The site is adjacent to Bardon Hill and is some 3.5 miles from Junction 22 of the M1.

Maldon Road, Danbury

Richborough has overall land control of 80 acres on the eastern edge of Danbury.

A Resolution to Grant was was secured at planning committee in November 2025 for 16 acres at 72 homes.

Key features of the scheme include:

  • Generous public open spaces, including areas for children’s play and a new community orchard planted with native fruit trees;
  • Strengthened connectivity through enhanced pedestrian and cycle routes both within the scheme and linking to the wider village
  • and significant biodiversity benefits, with native tree and wildflower planting complementing the protection of established oak trees that define the local landscape.

The remainder of the land is being promoted through the emerging Danbury Neighbourhood Plan.

Salford Road, Bidford-on-Avon

Richborough is promoting a 14 acre site located off Salford Road, Bidford.

The site is capable of delivering up to 110 homes including 43 affordable properties.

A planning application has been submitted, and the scheme will reflect and respect the local character of Bidford-on-Avon and include the provision of areas of public open space, including play areas for children and areas of ecological enhancement.

Ashby Road, Shepshed

Richborough is promoting a 27.9 acre parcel of land in Shepshed, Leicestershire.

The site is an emerging residential allocation (reference HA39) in the Charnwood Local Plan 2021-37 .

We have submitted an outline planning application for a new neighbourhood, comprising:

  • The development of up to 190 new homes;
  • The provision of up to 30% affordable housing;
  • Vehicle and pedestrian access to Ashby Road Central to the north;
  • Areas of public open space and opportunities for tree and shrub planting throughout the site in line
  • A Children’s Play Areas;
  • Surface water drainage features on the north and east parts of the site; and
  • New recreational routes around the site particularly in the open space and landscape buffer areas.

Kings Newton Lane, Melbourne

Richborough is promoting two parcels of land to the south of Kings Newton Lane in Melbourne, Derbyshire.

Our current proposals show both sites could deliver in the region of 135 dwellings, including affordable housing provision, landscaping, public open space and sustainable drainage infrastructure.

In January 2026 we secured planning permisison for this scheme on appeal.

Huddlesford Lane, Whittington

Richborough is promoting this 6.7 acre site off Huddlesford Lane in Whittington for high quality residential development.

The site is in the Green Belt and had a former proposed allocation in the now withdrawn Local Plan.

We have submitted a design-led outline planning application which proposes:

  • Around 72 new market and affordable homes
  • Green open space, cycle and footpaths
  • New area of car parking for immediate neighbours on Back Lane, to improve the current on-street parking.

Whitmore Road, Newcastle-Under-Lyme

Richborough is promoting a circa 104-acre parcel of land off Whitmore Road, Newcastle-under-Lyme.

We have submitted a design-led outline planning application, proposing:

  • Up to 620 high-quality new homes in a range of types, sizes and tenures
  • 30% affordable homes in-line with local planning policy
  • 2 new vehicular access points from Whitmore Road
  • Safeguarded land for a new transport link to Keele University
  • A sustainable and landscape-led development, including an outstanding new country park, creating a network of green spaces, reflective of the local character and for the benefit of new and existing residents
  • A new country park, equipped areas of play, incidental areas of play, community orchards and allotments
  • Retention of existing mature vegetation and the creation of a new green infrastructure
  • A well-connected network of movement routes, attractive tree-lined streets and an active travel strategy including cycle
    and pedestrian routes and greenways through the development

Burnside Grove Tollerton

Richborough is promoting this 22.8 acre parcel of land north of Burnside Grove, Tollerton for high-quality residential development.

Our design-led outline planning application proposes up to 200 new homes, including 90 affordable homes, and over 4 acres of public open space including children’s play areas.

The site benefits from a sustainable location where local day to day services and education opportunities can be accessed on foot.

Our planning application has been shaped by consultation with local stakeholders and pre-application engagement with the Local Planning Authority.

Mundesley Road North Walsham

We are promoting around 35 acres of land for residential development to the north of the settlement, off Mundesley Road, to the emerging North Norfolk Local Plan.

It is expected that the site can deliver in the region of 330 dwellings and 0.6 hectares of community facilities. Given the site’s edge of settlement location, our proposals currently show that 38% of the site will be delivered as public open space. Therefore, the proposals foster a green infrastructure led approach, which reinstates historic hedgerows, provides new pedestrian links, provides sustainable drainage features and areas for children’s play.

Allenby Road, Southwell

Richborough is promoting an 8.1 acre parcel of land situated on the west side of the attractive market town of Southwell for high quality residential development.

We have secured planning permission for around 70 high-quality homes, including around 21 affordable homes, with associated parking, infrastructure works.

Areas of public open space and play areas are also proposed, connected by new and existing footpaths around the development.
