Richborough sold 17 acres of land off Daly Avenue in the village of Hampton Magna, Warwick District to Bellway.
The site had secured an allocation for around 115 new homes in the adopted Warwick District Local Plan, and we submitted an outline planning permission for up to 147 homes.
In 2019 we received planning consent for 131 homes, 40 per cent of which will be affordable, as well as 4 acres of green infrastructure including open space, allotments and a children’s play area.
The site is well-connected with Warwick Parkway Railway Station, bus stops and J15 of the M40 nearby. The landscape-led design gives significant focus to open spaces and green boulevards, ensuring a ‘soft edge’ to the development and one that aligns with the existing settlement.
The Hampton Trove site is now fully sold.
Wombourne (Beggars Bush Lane)
Richborough promoted 9.8 acres of land off Beggars Bush Lane in the village of Wombourne, South Staffordshire.
We successfully secured an allocation for circa 80 homes in South Staffordshire District Council’s Local Plan.
Outline planning permission was secured, and the site was sold to Bovis Homes.
Kinver
Richborough controlled circa 7 acres of land off Hyde Lane in the picturesque village of Kinver, South Staffordshire.
We successfully secured a proposed allocation for circa 45 houses in the emerging South Staffordshire Site Allocations Document, and were granted outline planning consent in 2018.
Less than a year later respected homebuilder Elan Homes became our development partner. They delivered The Hyde, a collection of 45 two and three-bedroom family homes including affordable properties.
Poole
Richborough successfully promoted a 111-acre site on Oakley Lane, Wimborne, culminating in outline planning permission being granted by Bournemouth, Christchurch and Poole Council in February 2023. Oakwood Park is now being brought forward by Cala Homes Thames, with homes available to view here.
Following in-depth pre-application engagement, including two public exhibitions and a Design Review Panel as well as extensive collaboration with local stakeholders. We were able to remove the former greenbelt allocation and shape a sensitive and sustainable masterplan. Planning was achieved for:
Up to 550 new homes (including affordable housing)
A 60-bed care home
Allotments, children’s play areas, a community car park, and significant public open space
Over 16 hectares of Suitable Alternative Natural Greenspace (SANG)
Site Context
The site lies adjacent to existing development to the south and borders the River Stour to the north. It’s uniquely positioned between two Conservation Areas – Canford Magna and Oakley Lane – and is traversed by the historic carriage drive of Grade I-listed Canford School. The site also contains listed buildings, Lady Wimborne Cottages, and a number of Tree Preservation Orders, with parts of the SANG located within a floodplain.

Warton
Richborough promoted a 4.48 hectare parcel of land at Barn End Road, Warton (North Warwickshire).
An outline planning application was submitted in October 2017 for up to 100 dwellings providing 40% affordable housing, including a mixture of the family homes and public open space. The scheme was modified following public consultation in the summer to address issues of design and highway safety.
In spring 2018, North Warwickshire Borough Council resolved to grant planning permission subject to the completion of a S106 agreement.
The site was sold to Bellway Homes in November 2018.
Gilmorton
Richborough promoted a 2.5 hectare parcel of land to the north of Kimcote Road, Gilmorton. An outline planning application was submitted in May 2017. The accompanying indicative plans illustrate a development capacity of 43 units – a mixture of the family homes and affordable bungalows, public open space and a children’s play area.
The site was sold to Barwood Homes in 2018 and is now fully sold.
Wombourne (Orton Lane)
Richborough promoted a 4.3 acre site off Orton Lane in the village of Wombourne. We successfully secured an allocation for circa 80 homes in South Staffordshire District Council’s Local Plan. The site was sold to Bellway Homes.
Launton
In May 2023 Richborough sold a 14.3-acre site in Launton, Oxfordshire to Greencore Homes.
Outline planning consent was secured in November 2022 for a residential scheme to accommodate up to 65 new homes on the site.
Located off Station Road, the site is within walking distance of local amenities and is well served by road, cycle and public transport links.
Highlights include:

· Village green, incidental open spaces and green streets giving character to the development
· Network of new recreational walking routes through existing woodland
· More than 10% biodiversity net gain delivered on site
Richborough promoted a 13-acre site off Balsall Street East in Balsall Common. The site was a proposed allocation in the Solihull District Local Plan and we submitted an outline planning application for 110 homes after the Local Plan was submitted for examination. The Local Plan was subsequently found unsound and withdrawn. We secured a resolution to grant in March 2025. 50% of the properties will be affordable and 5.1 acres is dedicated as public green space.
The site was sold to Charles Church in September 2025.
Church Way, Haddenham
Richborough controlled a 4.92 hectare site on the northern edge of Haddenham, off Church Way.
The site is close to a number of key services and is accessible to the Haddenham and Thame Parkway railway station which offers sustainable transport links to the wider area.
We promoted the site through the emerging Buckinghamshire Unitary Authority Local Plan and secured planning consent at appeal on August 23rd 2024. We sold the site to sustainable housebuilder, Greencore, in August 2024.
