Planning permission was approved in August 2012 for 165 dwellings on a 23.7 acre greenfield site to the north east of Crewe. Planning permission was not issued until December 2013 following unforeseen delays with Cheshire East Council dealing with the S106 Agreement.
In June 2014 the part of the site to the south of Maw Green Road which comprises 7.5 acres was sold to David Wilson Homes who delivered a scheme of 72 dwellings.
Melton Mowbray
Leicestershire County Council (LCC) and Richborough proposed to develop two separate but adjacent parcels of land located to the north of Melton Mowbray town centre.

Davenham
Richborough successfully promoted a site at Fountain Lane, Davenham. Following on from an appeal the outline planning permission for up to 70 residential dwellings was granted on 3rd September 2015 and the site was sold and developed by Bellway Homes.
Richborough were appointed by Leicestershire County Council to promote land it owns at Station Road, Ibstock. Ibstock is a large village of around 5,500 people and has a good range of local facilities in close proximity to Station Road.
The site which amounts to 6.63 hectares (16.36 acres) comprises 3 fields of pasture forming part of Valley Farm which is a County Council owned dairy farm. The dairy farm remained and Richborough worked alongside the County Council and the tenant farmer to ensure that the development of the land fronting Station Road did not affect the farm’s operational needs.
A planning application was submitted in November 2013 for the development of 142 dwellings, comprising 114 houses for open market sale and 28 affordable homes. Access from Station Road is to be gained from a new roundabout which will also act to reduce traffic speeds along Station Road. The layout allowed for the retention of most of the existing hedgerows and allows for the formation of large areas of public open space both throughout the housing area and in an area of land adjacent to the existing recreation area. In total the amount of public open space provided is over 6 hectares (15 acres) which will represent a significant benefit to both the existing community and to the new residents. The proposal also allowed for the creation of a substantial area of woodland planting as a contribution to the National Forest within which the site is located.
The application went to Planning Committee on 11th March 2014 and was approved subject to a Section 106 Agreement. The application generated only 5 letters of objection which largely reflected the considerable efforts Richborough Estates had expended to consult with the local community and with the planning officers and statutory consultees prior to submitting the application.
Following a marketing exercise undertaken by Strutt and Parker on behalf of the County Council and Richborough, the site was sold to Kier Living in June 2016.

Haslington
Richborough submitted an outline planning application for up to 250 dwellings on a 30 acre site to the north-east of Haslington in October 2013.
An Appeal on grounds of non-determination was submitted in February 2014. A Public Inquiry was held between 21st and 4th July 2014 and the appeal was allowed on 15th August 2014.
The site was sold in February 2016 to Bovis Homes.
Sandbach (Phase 2)
Following the Planning Inspectorate allowing our appeal for 269 dwellings at Hind Heath Road in Sandbach (developed by Bovis Homes) an application for a second phase of 100 dwellings on 18 acres was submitted in October 2013.
An Appeal on grounds of non-determination was submitted in February 2014.
A Public Inquiry was held between 3rd and 6th June 2014 and the appeal was allowed on 1st August 2014 with a full award of costs granted against the Cheshire East Council.
The site was sold to Miller Homes in July 2016.
Willaston
A Public Inquiry was held between 17th and 20th June 2014 and the appeal was allowed on 1st August 2014.
Cheshire East Council mounted a High Court Challenge on 11th September 2014 which the Secretary of State and ourselves defended. There were five grounds of challenge and unfortunately the Court upheld one of the grounds in the Judgment which was handed down on 24th February 2015.
We believe the Judgment erred in law and our application for permission to appeal to the Court of Appeal was filed on 18thMarch 2015 and on 8th May 2015 Rt. Hon. Lord Justice Sullivan granted our application.
The Court of Appeal issued Judgment on 17th March 2016.
Cheshire East Council were granted permission to appeal to the Supreme Court due to the national significance of the matter and the Hearing was scheduled for 23rd and 24th February.
On 10th May the Supreme Court dismissed the Council’s appeal and our planning permission was preserved.
The site was sold to Stewart Milne Homes in October 2018.
Matlock
Following a successful marketing campaign in 2016, the site was sold to William Davis Ltd.
