Arable farmer Andrew Caton and his wife Suzie wanted to dispose of some of their land in Warton, North Warwickshire because they wanted a lifestyle change.
For over 20 years they tried without success to secure an allocation in the local plan.
In 2017, following a recommendation, they asked us for help.
Within 12 months we achieved the Local Plan allocation, gained planning permission and appointed Bellway Homes as our housebuilder partner.
The site is now called Cornfields, a successful development of 2,3 and 4 bedroom homes.
The process
Once we had agreed a promotional agreement with Andrew and Suzie, our team of architects, urban designers, surveyors, planners and housebuilding professionals began to promote their 11 acre site through the planning process.
Led by Regional Director Steve Louth and Regional Manager Harry Jackson, we created an outline scheme of 100 new family homes and public open space and progressed it through the Local Plan process.
We also addressed technical constraints including transport, ecology and drainage to ensure the land was build ready for a housebuilder.
Following consultation with local residents and stakeholders, we modified our planning application to address issues of design and highway safety.
By Spring 2018, we secured planning consent for the development from North Warwickshire Borough Council and in November 2018 we sold the site to our chosen development partner Bellway Homes.
