Our South East region has submitted planning applications across four highly complex strategic sites that, if approved, will deliver more than 1,000 new homes across London and the wider South East.
Together spanning more than 120 acres, the applications reflect the South East region’s ability to move quickly and decisively in response to a rapidly evolving planning policy landscape. Two of the schemes, in Hornchurch and St Paul’s Cray, are located within the Greater London Authority and were secured only after the change in Government and emerging national policy direction around Grey Belt development.
Alongside this, the Redbourn and Great Amwell schemes demonstrate the team’s expertise in unlocking highly constrained Green Belt opportunities, navigating complex technical, access and design considerations to bring forward sustainable, deliverable communities.
Applications have now been submitted for:
- Lee Gardens, Hornchurch, Havering – a 61-acre Grey Belt site within the GLA, proposing 475 homes, with 50% affordable housing

To have secured the sites, undertaken the necessary technical and design work, and submitted applications so quickly demonstrates both the confidence of our landowners and the capability of our in-house teams and consultant partners.
“Each site has presented its own complexities but through close collaboration with stakeholders, local authorities and landowners, we have shaped proposals that are ambitious, sustainable and genuinely deliverable.”
