Richborough is promoting a circa 14 acre parcel of land off Sandbach Road, Congleton to unlock a sustainable and attractive extension to the village.

Embracing high quality and sustainable design principles, the outline planning application we have submitted proposes up to 120 new homes in a range of types and sizes; a network of walking and cycling route and public green spaces that will also improve biodiversity

Our vision is to create an  attractive new place that reinforces the best of the local character of Congleton.

We secured resolution to grant at planning committee on 5 March 2026.

Warboys

In December 2023 Richborough entered into a promotion agreement with land agent Robert Webb Developments Limited to bring forward new housing in Warboys.

The 27-acre parcel of land off New Road has the potential to deliver around 180 new homes, including affordable housing.

Ridgmont, Junction 13, M1

October 2023

Richborough Commercial has entered into a promotion agreement with a landowner to bring forward a new industrial and logistics opportunity in Bedfordshire.

The 23-acre site is located on the A507 north of Ridgmont close to Prologis Park Marston Gate distribution park and the established employment area of Brogborough.

We look forward to promoting the site through the local plan process and obtaining planning permission and securing a development partner at the earliest opportunity.

Duck Street, Tytherington

Richborough controls a parcel of land to south of Duck Street in Tytherington, South Gloucestershire

The site has the potential to deliver around 75 new homes, including a proportion of affordable housing, as well as new public space including a community orchard and allotments.  The site is situated on the southern edge of the village close to local facilities.

March

Richborough controlled a greenfield site off Princess Avenue towards the south of March in Cambridgeshire.

In October 2022 we submitted an outline planning application, which was approved by Fenland Council, in April 2023.

The scheme comprises up to 125 high quality homes in a range of types and sizes, including 20% on-site affordable housing provision alongside a central green, public open space and a children’s play area.

In April 2024, Richborough announced Balfour Beatty Homes as development partner who has since submitted a reserved matters application.

Gailey

Richborough Commercial is promoting a 200-acre Green Belt site, located in Gailey adjoining the M6 motorway in South Staffordshire.

The site has the potential to deliver over 2 million sq ft of logistics development.

Markham Retail Park Chesterfield

Richborough formed a joint venture with Barberry to bring forward this 20,000sq ft retail park on the edge of Chesterfield town centre.

The brownfield site was remediated, and following receipt of planning, two retail units were speculatively developed and let prior to practical completion.

The retail park was subsequently sold to CBRE Global Investors upon practical completion.

 

 

Newport Pagnell Road Northamptonshire

In December 2022 we signed a new promotion agreement to bring forward a 115-acre site on Newport Pagnell Road in Northamptonshire.

The greenfield site is located some two miles south-east of Northampton town centre.

It has the potential to deliver up to 765 new homes. a new country park, children’s play area, tree lined avenues, community orchards and allotments.
