Richborough promoted a 20-acre site off Kingsley Road, Harrogate, allocated for 149 market and affordable homes in the adopted 2020 Harrogate District Local Plan.
Despite a recommendation for approval by officers on three occasions, our outline planning application was refused by the Council in August 2020, citing concerns over sustainability and access to public transport.
We appealed, demonstrating the site’s sustainable credentials as a Local Plan allocation, and highlighting proposed pedestrian and cycle links to nearby services and future developments.
In March 2021, the Planning Inspector upheld our appeal and granted outline consent.
We subsequently completed the sale of the 18-acre residential site to Redrow Homes. The site is under construction and being marketed as Kingsley Manor.
