Beck Lane, Skegby

Richborough is promoting this 23 acre site in Skegby on behalf of the landowner, with the potential to unlock up to 230 much needed new homes.

Outline planning permission for the plans was secured in June 2025.

The new homes include affordable housing provision, and other key elements of our proposals include public open space, landscaping and drainage infrastructure. The site is ideally located close to local facilities and key transport links.

Park Lane, Frampton Cotterell

Land at Frampton Cotterell, Park Lane, South Gloucestershire

Richborough has submitted an outline planning application for a residential development at Frampton Cotterell, Park Lane, South Gloucestershire.

The site has been continually promoted through the South Gloucestershire New Local Plan process and represents a logical rounding off of the settlement, neighbouring the Blackberry Park development to the north. The site is a draft housing allocation in the emerging South Gloucestershire Local Plan.

It is one of few proposed allocations within the area that is not located within the Green Belt and therefore represents a preferential option for housing delivery, extending the current settlement edge to the logical end of the railway line, located to the south of the site.

Proposals include up to 95 homes including affordable housing, new landscaping to ensure a minimum 10% biodiversity net gain.

Basingstoke Road, Spencers Wood

Richborough is pleased to be promoting a 96-acre parcel of land in Spencers Wood, Reading, less than 3 miles from M4.

We have submitted an outline planning application, which proposes:

  • Up to 420 new homes in a variety of types and sizes, with 40% designated as affordable
  • An 80-bed care home, helping to meet the borough’s growing needs for specialist housing

  • Extensive public open space, with integrated Suitable Alternative Natural Greenspace (SANG) and a new walking and cycling network

Sandbach Road Congleton

Richborough is promoting a circa 14 acre parcel of land off Sandbach Road, Congleton to unlock a sustainable and attractive extension to the village.

Embracing high quality and sustainable design principles, the outline planning application we have submitted proposes up to 120 new homes in a range of types and sizes; a network of walking and cycling route and public green spaces that will also improve biodiversity

Richborough controls a parcel of land to south of Duck Street in Tytherington, South Gloucestershire

The site has the potential to deliver around 75 new homes, including a proportion of affordable housing, as well as new public space including a community orchard and allotments.  The site is situated on the southern edge of the village close to local facilities.

An outline planning application has been submitted, proposing:

Northampton Road, Earls Barton

In partnership with the landowner, we are promoting an 18-acre parcel of land off Northampton Road in  Earls Barton, Northamptonshire

We have submitted a planning application for up to 250 market and affordable homes,  as well as open space, new children’s play areas and sustainable drainage systems.

Lichfield Road, King’s Bromley

Richborough is promoting an 8.8-acre site in the Staffordshire village of King’s Bromley.

Located at the intersection of the A515 and the A513, the village lies in Lichfield District, with the site being situated at the south of the settlement, adjoining the Kings Bromley Cricket Club.

An application has been submitted. The site can accommodate upwards of 70 dwellings, community orchard, children’s natural play area and nature trail.

Higham Lane, Nuneaton

Richborough is pleased to be promoting this land off Higham Lane Nuneaton.

We ahve ssubmitted a design-led outline planning application  proposing:

  • Up to 650 new market and affordable homes
  • Primary school
  • New access roundabout, public open space provision

The site sits within Nuneaton and Bedworth Borough Council and is a second phase development to our existing Nuneaton site on the opposite side of Higham Lane, that was sold to Redrow.

Primula Way, Littleover

Richborough is delighted to be promoting 81 acres (32.92ha) of agricultural land in Littleover on the western edge of Derby. The site is situated within South Derbyshire District Council’s administrative boundary.

The site at Primula Way  is allocated for residential development in the South Derbyshire Local Plan.  Richborough secured outline planning at committee in November 2025 for 600 new homes of which 30% will be affordable, along with a railway walk, green space and play areas.

The site is close to local facilities and services in Sunny Hill, Littleover, Stenson Fields and Sinfin, which are easily accessible by public transport, walking and cycling.
