Baldwins Gate is a village located in the Borough of Newcastle-under-Lyme, Staffordshire.

The site covers an area of approximately 13.2 ha (31.6 acres) and is located on the edge of the settlement, some 500m from the centre of the village, with a primary school, pub/restaurant, doctor’s surgery, post office/general store, PFS and shops serving the local community.

In November 2021, we submitted an Outline Planning application (all matters reserved except for access) to the Borough Council. Planning permission was granted at a public inquiry in July 2023.

Our scheme was for up to 200 homes, 25% designated as affordable, as well as improvements to the highways and improved education provision. Approximately 50% of the site will be retained and developed as public open space and will incorporate a children’s natural play area, allotments, a community orchard and community parkland for the village.

The site was sold to Bellway Homes in December 2023 and is currently under construction.

Taylor Wimpey was appointed delivery partner in 2025 for a site we were promoting on behalf of the Diocese of Coventry, at ‘Homestead View’, Bilton, Rugby. The site will deliver circa 170 new dwellings, along with part of the new Homestead Link Road and public open space.

Homestead View is the name of the South West Rugby Sustainable Urban Development Extension, which intends to answer the area’s growing housing needs by creating a new community in the area. It will fulfil Rugby Borough Council’s allocation of the site for housing, employment and supporting community and highway infrastructure.

South West Rugby was allocated as part of Rugby Borough Council’s Local Plan 2011 to 2031 (adopted June 2019), to provide around 5,000 homes and 35ha of employment land. The South West Rugby Supplementary Planning Documents (adopted June 2021) provided additional guidance to help shape the delivery of the site.

The land at Crown Lane comprises some 17.3 acres of agricultural land situated on the on the north western edge of Wychbold.  There are two parts to the site.

The land to the west of Crown Lane is situated outside of the Green Belt and forms the larger parcel. It comprises a single field which is broadly rectilinear in shape.

The main site is capable of supporting some 85 new homes alongside a 75-bed care facility.

The development of the site would be a logical, sustainable extension to the village of Wychbold and would have the capacity to deliver a choice of dwelling types, sizes and tenures, including care.

Richborough took a leading role in bringing forward 58.5 acres of strategically located land across two sites west of Bennetts Road in Keresley, just 4.5 miles from Coventry city centre.

These sites form a key part of the Keresley Village Sustainable Urban Extension—an important residential-led allocation within the adopted Coventry City Local Plan. The wider scheme will deliver a new primary school and local centre, creating a vibrant and sustainable community.

Following a comprehensive consultation process, we proactively submitted two outline planning applications in March 2022 to deliver up to 550 high-quality new homes, including 25% affordable housing.

Our first application proposed up to 260 homes with new vehicular access from Bennetts Road. The second outlined plans for 290 homes, with access from both Bennetts Road and Fivefield Road. Together, the sites will feature a diverse mix of housing types, integrated pedestrian and cycle routes, significant highway improvements, landscaping, drainage infrastructure, public open spaces, and children’s play areas.

We secured outline planning permission for both sites in March 2023—unlocking the full development potential—and in September 2023, we successfully agreed terms with Countryside Partnerships as our delivery partner, marking a major step toward bringing this new community to life.

Richborough strategically promoted land to the east of Stoke Road and north of Normandy Way (A47), on the edge of Hinckley, Leicestershire—submitting an outline planning application in March 2022 for a high-quality residential scheme of up to 475 new homes.

The 61.2-acre site was planned to include a significant provision of affordable housing, extensive public open space, land for a new primary school, and essential drainage infrastructure to support sustainable development.

In January 2024, we successfully secured outline planning consent via appeal, unlocking the site’s full potential. (Read the appeal decision here.)

Working alongside Brown & Co, we launched the marketing campaign in February 2024 to identify a suitable development partner—and by October 2024, we completed the sale to Vistry Group.

The scheme represents a gross development value of approximately £140 million and will deliver a balanced housing mix: around 30% affordable homes, 25% designated for the private rented sector, and 45% for open market sale—ensuring a diverse and inclusive community.

Richborough is promoting a 6 acre site off Badgeworth Lane in Shurdington. We have submitted an outline planning application for 50 homes, half of which will be affordable, plus a comprehensive package of benefits for the village of Shurdington in Gloucestershire.

Planning was approved at appeal in August 2025.

Richborough appointed Bromford as development partner in November 2025 – for a scheme of 100% affordable housing.

Richborough successfully brought forward a 4.28-hectare site located east of Chesterfield Road in Matlock.

From early 2021, we worked closely with the local authority to refine the site’s layout in line with existing and emerging guidance on housing mix and climate resilience. This collaborative approach led to outline planning permission on 13th December 2022, subject to Section 106.

Key features of the proposed scheme include:

• 30% affordable housing;
• Footpath upgrades and a new pedestrian crossing to improve connectivity;
• New parking provision;
• A comprehensive Sustainable Urban Drainage System (SuDS) incorporating rain gardens, tree pits, and a swale;
• Retention of existing stone boundary walls to preserve local character;
• Public open space and natural play areas to enhance community wellbeing.

In June 2023, we secured Honey as the development partner and the site is now under construction, being marketed as Hazel. Homes can be viewed here.

This site represents our second successful scheme in Matlock, following the delivery of outline planning consent for 110 dwellings at Asker Lane, which was sold to William Davis.

In 2021, Richborough sold 4.9 hectares of residential land off Claro Road, Harrogate, to Redrow Homes. The site was allocated for housing in the adopted 2020 Harrogate District Local Plan.

Following extensive consultation, we submitted a detailed planning application for 95 homes in partnership with Redrow in 2020. Planning permission was granted in April 2021, and the land sale completed in September. Construction started in 2021.

The fully sold scheme was marketed as Devonshire Gardens and delivered a mix of terraced, semi-detached, and detached homes – including 38 affordable units.

In January 2022, Richborough secured outline planning permission for a 6.8-acre site off Hinckley Road, Stoke Golding, following positive engagement with the community during a public consultation in April 2021.

The approved scheme includes up to 70 market and affordable homes, along with over two acres of public open space. The site is well-located within walking and cycling distance of local amenities, including schools, healthcare, and Stoke Golding Recreation Park. It also aligns with the emerging Neighbourhood Plan’s housing objectives.

We completed the sale to Miller Homes in March 2022, helping bring forward much-needed housing for the village.

Richborough controlled a 20 acre parcel of land off Kingsley Road, Harrogate. The site was allocated for

Richborough promoted a 20-acre site off Kingsley Road, Harrogate, allocated for 149 market and affordable homes in the adopted 2020 Harrogate District Local Plan.

Despite a recommendation for approval by officers on three occasions, our outline planning application was refused by the Council in August 2020, citing concerns over sustainability and access to public transport.

We appealed, demonstrating the site’s sustainable credentials as a Local Plan allocation, and highlighting proposed pedestrian and cycle links to nearby services and future developments.

In March 2021, the Planning Inspector upheld our appeal and granted outline consent.

We subsequently completed the sale of the 18-acre residential site to Redrow Homes. The site is under construction and being marketed as Kingsley Manor.
