Richborough began promoting a 17-acre site off Everton Road in the sought-after village of Hordle, New Forest, on behalf of the landowners in 2015. The site was identified for up to 100 homes, including affordable housing, along with over 5 acres of green space.

After five years of promotion through the New Forest District Local Plan, the site was formally allocated following approval by the Planning Inspector in June 2020. Six months later, we selected Bargate Homes as our development partner through a competitive tender process.

Bargate refined the proposals for a detailed planning application for 97 homes which was submitted in December 2021 and granted consent in December 2022. In early 2023, Bargate began site preparation including the installation of a new habitat structure for bats and owls, ensuring early delivery of ecological enhancements.

Richborough promoted a 10.5 acre site off Manchester Road, Hollins Green.  We successfully secured an allocation in Warrington District Council’s Local Plan for 110 homes, including 30% affordable, a children’s play area and a 60 bed care home.  Outline planning permission was secured in December 2023, and the site was sold to Prospect Homes in March 2024.

Richborough sold 55 acres on the north west side of Sholden, Deal to Barrett Homes in July 2023.

The site is part allocated in Dover District’s emerging Local Plan for 100 homes.

Our wider proposals included 250 homes across three distinct character areas and a new country park.

We promoted the site through Dover’s emerging local plan.

Land for this mixed-use development in Market Weighton was sold to Danum Homes in October 2024, having secured planning consent in February 2024.

Richborough’s proposals for the land at York Road included 120 new market and affordable homes, up to 55,000 sq ft of employment development and up to 14,000 sq ft of other commercial and community space, with associated landscaping, drainage, and other infrastructure.

Separate plans submitted by Lidl for a food store with associated access, car parking, landscaping and other infrastructure were also granted permission in February 2024.

The site is allocated in the adopted East Riding Local Plan under two references, Policy MW-B for housing development and Policy MW-F for employment development. The combined site also benefits from draft allocations in the emerging East Riding Local Plan.

In August 2024 Persimmon was appointed as our delivery partner for this residential site in Newbold Verdon.

Following a public community consultation event in February 2022, a planning application for land off Brascote Lane in Newbold Verdon, Lecicestershire was submitted in March 2022.

We successfully promoted the site to the emerging Local Plan for Hinckley and Bosworth Borough Council, in which the site now benefits from a draft allocation.

Our proposals included 239 new homes, including affordable housing, plus open space provision, children’s play areas and car parking provision for existing allotments.

Persimmon has started construction and will be marketing the the site as Brascote Park.

Richborough brought forward a 55-acre site north of Congleton, Cheshire East—allocated in the adopted Local Plan as part of the North Congleton Masterplan.

In 2020, we submitted a planning application for a major mixed-use scheme comprising 185 homes, 28 acres of employment land, and 1.7 acres of retail space. Outline planning permission was secured in March 2021, along with Clowes Developments as our commercial development partner.

The scheme includes the 23-acre Viking Park, an extension to the established Congleton Business Park, expected to support around 500 jobs. The masterplan also features:

• Up to 175 homes
• A neighbourhood retail centre
• Wildlife corridors and parkland
• Vehicular access via the new Congleton Link Road

The residential Phase 1 was sold to Bloor Homes, who have submitted a reserved matters application for 154 homes. Richborough is also promoting an additional 40 units.

Richborough successfully promoted a 14 acre parcel of land in Kidderminster, located north west of Habberley Road.

Our proposed development included 120 new homes including affordable properties in a sought-after setting close to schools, shops and Habberley Valley Local Nature Reserve. Kidderminster town centre is just one mile away.

The site was included in Wyre Forest District Council’s draft Local Plan.

In September 2023 Richborough’s planning application was allowed on appeal. The site was sold to Bovis Homes, part of Vistry Mercia in 2023 and Habberley Park is under construction.

Richborough promoted a 40 acre site off Brox Road in Ottershaw.  We successfully secured an allocation in Runneymede District Council’s Local Plan for 200 homes and a 60 bed care home.  Outline planning permission was secured, and the site was sold to Vistry Homes. Vistry’s Bovis Homes’ arm is currently building out Broxborough Park.

Richborough successfully promoted land at Harrisons Lane, Halesworth for residential development, forming part of the ‘Halesworth/Holton Healthy Neighbourhood’ as set out in Policy WLP4.1 of the First Draft Plan.

Following a well-attended public consultation at Rifle Hall on 25th September 2018, we shaped and submitted a planning application in 2019 aligned with local aspirations and policy goals.

Planning permission was secured, and the site was sold in early 2021 to Suffolk-based housebuilder Badger Building who secured reserved matters consent in December 2023.

Our plans included:

• Around 57 affordable homes
• Extensive public open space
• Gifted land for a new 3G pitch and enhanced sports facilities, forming part of a wider community-focused masterplan

Richborough controlled circa 27 acres of land off Black Firs Lane and Back Lane, Congleton, Cheshire.

After a period of sustained promotion, we successfully secured an allocation for circa 200 houses in the adopted Cheshire East Local Plan and subsequently secured outline planning permission for up to 200 houses at the site.

In 2019, we appointed national housebuilder Bellway Homes as our development partner. They delivered the Somerford Gate development, comprising up to 200 new homes, including 35 affordable, with a mix of house styles to suit a range of homeowners.

The scheme has contributed £2.4 million to facilitate the new Congleton Link Road as well as just under £1 million to local schools to invest in capacity, including the nearby Black Firs Primary School and Congleton High School. It has also contributed to the new 9-acre neighbouring community nature park managed by Somerford Parish Council.
